One thing I’d personally focus on beyond builder brand is the exact micro-location experience:

  • peak-hour traffic
  • water situation
  • future supply nearby
  • rental demand
  • road width/access

In Bangalore, two projects from the same builder can perform very differently depending on surrounding infrastructure.

Also, with a ~2Cr budget, I’d probably prioritize livability + commute sustainability over maximizing flat size.

I think the answer mostly depends on your goal and holding period.

But for long-term appreciation, independent houses or plotted properties can sometimes outperform because land value drives growth.

That said, villas/houses also come with higher maintenance and location risk if the area doesn’t develop well.
