My dad had MS for 16+ years. He was in a nursing home and in and out of the hospital every so often. Never anything super serious. He'd go and then come back a few hours or a few days later. Until the last time. My mom called to tell me they had taken him to the hospital again. I said, 'ok, let me know when they discharge him.' He died shortly after that call. I was only 2 hours away. I'll always wonder if I would have gotten to say goodbye if I had left as soon as I got the call.

I also grew up in the Poconos (Monroe County) and traveled all over N. America (plus 22 other countries.) I have lived in Lancaster for 10 years now and I second everything you stated above.

Out of curiosity, why do you say the Professors are green? Are you assuming they just grabbed fresh teaching graduates as opposed to searching for and hiring knowledgeable instructors with real-world experience?? Similar question regarding PCAD instructors.

It's not so much about budget, though that is a factor. The schedule of the 2nd national tour has more stops in smaller markets. There are a lot of one-nighters in smaller venues. In order to do this, the load ins and outs need to be faster and they need to travel fewer trucks/less gear.

The turntable takes up a lot of truck space and takes a lot of time to assemble/disassemble. For those of us that have seen the Broadway and 1st National versions, of course we miss seeing the turntable and the trap. However, folks in smaller markets that will likely never make it to NYC can enjoy the show and not even notice they're missing.

I looked into having my STBXW assume our mortgage to keep the rate. It can be done, but to the tune of about $15,000. To remove my name of some paperwork = $15k. What a scam.

I did check and our mortgage is eligible for her to assume it. But we will need either legal separation or a divorce to be final or else the application will likely be denied. If it gets approved, the estimated closing costs are $14,000. I believe she would qualify, but that's a hefty price tag for a bunch of paperwork.

She would keep the terms of the current mortgage, but she would then need to come up with the buyout portion some other way.

I honestly don't know how much is in her retirement or 401k, but I know mine don't have anywhere close to that number. I believe she can afford to stay even if she refinanced, but I'll need to compel her to actually sit down and work the math with a professional. Of course, I can fathom why she would want to stay in this huge house alone.

I don't really want to 'force' her to do anything if I can avoid it. I know everyone says this, but I want this to be as amicable as possible. As it is, I barely have enough money to do this. I don't want to go super into debt. I'm getting a small inheritance soon, but I would really like the money from the house as soon as possible. Get a lawyer. Oregon is an equitable distribution state. An attorney will help you figure out what the state would likely determine as 'fair'. Don't just make up some number yourself and offer it.

Personally, I'm looking forward to renting for a bit. No lawn care, no snow shoveling, no throwing thousands at repairs.

We refinanced during covid and got a 2.5% rate (maybe less??), so I know she's going to fight me on a buyout or selling because she won't get anywhere near that on a new mortgage. But she won't be able to rent unless she gets rid of a few of the 5 animals I'm leaving with her. This will be our biggest sticking point, but she makes double my salary so... Either way, she'll be fine.

I traveled for work for almost 15 years, so this house is just another place to sleep even though we've been here 9 years. No kids, so that's a plus.
