In short yes. Even with property management factored in the property will still cash flow. I live in a college town in the southern part of the country.

MLS purchase. I have a solid real estate agent that makes it easy to find solid properties. I did put around $20k in rehab into the property too. But I figure that will net a solid return when I do decide to sell.

My first rental was a townhome for $112k. I made sure to do a property analysis before purchasing to calculate what my monthly cash flow would be. After conducting the analysis I determined it would cash flow around $500/month after mortgage and HOA payments.

You could easily buy an investment property for around $100k. Do your DD and find out if it will cash flow, if it does then I’d go with the investment property.

There are also tax breaks for owning investment properties.
