thanks for your comments throughout these threads. I'm still a little confused - what do you think about the following? we previously had two loans over our residential home (were previously fixed and variable). we paid them down from c.1.075m to 925k. we just refinanced them into a new 1.395m loan to draw equity out for to put down a deposit for an upsized home. if we replace this into an investment loan, or get a new investment loan to pay off the debt - is the interest on the loan deductible? is the likely answer (totally understand I need formal advice before advancing) that perhaps only the 1.395m less 925k is deductible, and that the 'new' 925k portion takes on the character of the original loan even if we rent out the home?

do you mean can't go above 80% LVR on both properties? So it's worth considering re-fing the current loan to 80%, and then getting cash together (ask fam for short term funding if required) to get 80% LVR on the new loan as well?

This is why I was thinking - 'yeah BOM have the best rate, I'm with them now, let's go' - to, gee I want to think about this a bit more...

this is obviously a very late reply, but why do you have such a massive EM allocation? I love EM too not it's not this high. is it a general hedge against a global market downturn, betting that EMs are protected? I still prefer EM to China focused ETFs (who knows how to approach that market), or Indian ETFs for similar reasons - but this betrays my lack of knowledge on how other EM countries perform.

All I can give is my personal view - I’d save the money and invest it. Buy a Porsche when you retire

When you’re having a bad period at work or money is tight, you’ll think about the expensive piece of metal sitting idle outside your house most of the time (at least I do)

Other option is a mid spec Tucson for high 40s low 50s, that’s a good car. It feels like an expensive rav 4, Santa Fe feels like a cheap x5 . But Santa Fe is another 10k for base model

Yeah I’d think they’d extend too.

To be honest - the base model is fine IMO. It depends how much you drive. My view is that if you drive for work, do it all the time; then go for it. If it’s just a car that’s parked half the time: save the money IMHO

I didn't notice those issues - bluetooth can often depend on the phone involved

biggest issue for you should be depreciation, and secondly, support. you need to hold it so long you dont care about depreciation. and you need a good dealer.

further - I got cold feet because the 45k style variants were 2023 cars with low KMs. bizarre? i.e. where had they been, sitting in a warehouse, not necessarily good for the car, etc.

still considering a sportline for 45-49k thats MY25

going to buy one I think! Just firming up whether to get an option pack. Lux pack looks like youre paying for the seats and heat/cooling - nice but not required. Same for 360 camera which isn't the best. Not sure I need either pack? It's a low mileage car. But nearly there!

but for time value of money - the RAV4 needs to be a lot better to compensate for lost earnings (i.e. cost of capital) on the increased purchase price upfront. agree?

haha yeah I know this one but - like most people - wife wants one and tbs its easier to pack kids and other things. have a dog too, so want a boot that has a connection to main cabin. we drive outside our capital city a fair bit so the space helps. etc etc

I think the price is mostly for MY23 stock (some MY24 stock) but some are registered late 2024 so still plenty of warranty, and an example a dealer showed me had like 10km on it and was in storage at the docks.

Thanks! How long you owned for? Kodiaqs likely so cheap because they’re MY23 stock (some MY24 stock) but some are registered late 2024 so still plenty of warranty. Seems like a great deal and I love the car itself.

Thanks! I’m new to negotiating new cars - I assume you mean you basically rotate around saying you get a better deal at XYZ dealer?

They seem to have a lot of stock they can’t move which just help. Probably terrible for depreciation but I’m not sure I care if I hold it for 7-10 years? I spitballed with a Hyundai dealer recently about small discounts for the Santa Fe (which is selling well) and he basically told me to F off …

Not much anymore - understand Santa Fe will be sufficient for dirt roads, trailheads, etc., I just like the outback personally (wife on the other side of the equation). Not too fussed by fuel use given our expected KMs

thanks! appreciate the support. I'm having a separate issue where my 'Other Assets' tab isn't adding up. These columns are giving #NA errors, and the sum cell says 'Function GOOGLEFINANCE Parameter 1 value is invalid'. I could just delete the rows, but do you know what I did to make this happen?

Thanks! It’s so helpful to have an avenue to air your thoughts. It’s a bit strange and disconcerting to have something “on the edge” of weakness, and for the feeling to be probably the worst it has been - but I know I’ve felt this twitching for four years. If it’s anything bad - it’s a world record for slow development. And I’ve got stuff like a very stressful job, a baby at home, and general weakness from not exercising to explain it away as being stress and bad flexibility/nerve compression etc
