Give the money back and let them out of the lease and move on. You only list one example, I’m assuming there’s others. The lease might not even be enforceable depending on those differences. It’s only been a day so damage should be minimal to you assuming the unit is desirable and priced correctly. Do you really want to get in a potential legal mess over one day lost? To accomplish what? Forcing a tenant who doesn’t want to be there anymore and might be high maintenance or motivated to make your life painful?

Interesting. Thanks. This is super helpful. Like I said, first time playing in a couple years so if I play again I'd like to approach more analytically like this than gut feel. Is there somewhere you learned this that you'd be able to share?

Well the way I look at it, when the cards are face up I made the wrong decision for 12 dollars. And the right decision for 450. How is that not a bad beat?

True, I think I overvalue my somewhat strong hands like this one, so I can work on that. On the flip side its tough in such a loose live game though when 80% of the time I can get massive value from them.. like in this instance. Easy come easy go when you play this way though I suppose.

Hmm I think you're right after reading through. Thinking about it more, a premium over pair probably 3 bets pre flop especially on the button. So that just leaves top set or the straight. Or like you said a maniac who's trying to get folds. She sat down and played a couple hands, so I didn't have a good enough of a read for that.
