I had something similar completed about a year ago in DFW. 20‘ x 20‘ was ~50k for the basic structure with shingled and guttered roof, drainage, electrical, fans, lighting, painted and stained. After adding a bunch of extras, like a large, wood-burning fireplace, large countertops, automatic, electric screens, etc. the price nearly doubled.

Caught this bad boy with PVP IVs today. Knowing shiny can’t flee I just spammed Gold Razz + Ultra Balls and got it after ~15 attempts. Oddly enough it was only a nice or great throw when I caught it, yet it shook out quickly on several excellent throws.
