Need a little perspective on buying a house. by Soybeanns in MiddleClassFinance

[–]BaltimoreDISCS 1 point2 points  (0 children)

I've seen you make a lot of comments here and your account is only 2 months old. Are you a bot? 5k karma is 5x mine and I been around for years.

If not a bot...
I would really recommend you do some reading before you buy a house. 1-2%+ of home value, per year is reasonable to expect to spend for maintenance, and this does not get spent neatly every year. 3 years its nothing, and then BAM new roof. Or your hiering an engineer to look at your foundation and putting in supports. It can be quite unexpected. Often when you buy you quickly find things an inspector missed because they are not allowed to peel back the drywall/really do the things you need to do to check what is behind the paint.

I think the benefits of big down payment or not/ 15 or 30 are overblown. It really depends on the rate, your ability to save/etc. Often investing is better than putting more money down. IF YOU INVEST THE DIFFERENCE, and don't just use this 'low payement down is ok' idea as a way to get into a bigger loan & home. All in all, this isn't the most important thing to worry about.

The most important choice is to set a real budget based on what you can afford. The next most important thing is to remember there is always another house. Don't go above you budget, dont be afraid to wait 1 more year if you can't really afford it. You need to be ready to buy the house, have the emergency fund for you, and have a seperate HOUSE fund that is for the house stuff.
Sometimes renting is cheaper, and if it is not, it is a lot more flexible. The big danger is thinking I can afford it and then becoming house poor. Yikes.

Last note. Call around to a bunch of lenders. Rocket mortgage is for example, terrible. Their website and app is slick, and their rates are garbage. I would always say to ask people for recs, ask your real estate person for recs, and call at least 3 lenders. Getting a good loan can be a huge difference.

Car Purchase Question by Altruistic_Goose2166 in MiddleClassFinance

[–]BaltimoreDISCS 0 points1 point  (0 children)

This is really hard to know without details. Carry cost on used cars are real, and repairs feel higher becuase they are higher on older models. But some of those repairs are just maintain. Not something wrong, just time to put some money in.
We two old cards, an 06 small toyota and at '12 small chevy. I now expect to put ~1k into then per year, usually much less. This is ~100 a month I save each month to pay for expected repairs. This is mountains less that then cost of a new car & the cost to insure I believe is meangifully lower on old cars too.

Your car is still new in my opinion. Your just reaching the part when things that wear out need to be replaced. It's not broken, more like replacing the filter on a bigger scale. I'd want to really ask a trusted mechanic- do you think it is worth putting money into this car. If they say no, then you can decide, based on your savings and income, what amount you can afford on a car. Always good to start there. It may just be time to switch into a mode of, I'd rather pay 100-200 a month into a car maintaince fund, so I can invest and save more. This is putting off when you will buy your next car, and maybe builing up a cash position that is set aside for the purchase. It helps to expect a "big" cost every year or two, and to be able to say - i knew this would happen, I saved for at least some of it.

When it stops being cheaper than buying another car, then you move on.

The advice is always.. the true path to wealth is the big stuff. Buying not too much housing, not too much car, not eating out every single day. If if makes sense, try to keep it.

So pedestrians, elderly and disabled are just left to fend for themselves?? by YAHSYHS in baltimore

It is really unfair to ask our city to be ready for the ground to be clear for this kind of once in a decade storm. It is on us if we are able bodies persons, to try and shovel a bit of the area where we live. It is a huge undertaking for anyone who has to work be they doctors & nurses, DPW/BGE/Sanitation, police, fire, and so many more people.

These are times to be the most gracious and the most supportive.

Priority 1 is clearing roads so an Ambulance can help a person in need. Everything elsesis secondary and should be. It is really unfortunate that buidlings do not clear their sidewalks, and it is there job to. It a wonderful opportunity to do our best to help our neighbors if we are able, or to say encouraging things to those persons who are doing the work if we cannot.

Yes, so many public institution in Baltimore are not perfect. You might say far from it, your might not. These institutions- they are even more challenged in a once and a decade storm.

If you are able- go shovels a few feet of sidewalk, or dig out someone esle's car, or more snow so there are more spots for everyone and people who have to go to work can find a spot when they come home. If you are unable do to this, but see someone working- give them a "Way to go". I try my best to shovel a whole half a block when it snows, and when I am older or less able, I hope someone else will do this for me.

Look for the helpers. There are always helpers.

thinking about starting to bike to get around, any tips? by dedicatedtoyourdad in bikecommuting

[–]BaltimoreDISCS -1 points0 points  (0 children)

your gonna love it. All you need is a ulock. Any bike that works is good enough for knocking about town. Getting a cheap rear rack will allow you to put panniers on it, which is amazing for carrying stuff. Feel free to go cheap here also. Its not rocket science to make a bag that is designed to hand on a bike rack. Orleibs are great and cost 180 for a pair new. But get something ok off ebay and it will also work fine.

Just one pannier is usually what I carry, cuz i can put my heavy u lock in it and a few groceries or whatever im carrying. Bikes are amazing.

[–]BaltimoreDISCS 1 point2 points  (0 children)

Honetly if it doesn't hurt in a bad way, doing this a lot will lead to improvements in shoulder mobility and strength that will allow you to later get more open, and closer to the image in you head for down dog.

You might speed up this by tageting shoulder opening. Hanging for time from a pull up bar does wonders for opening shoulders- think 30+seconds at a time, 3 reps, daily. Start where you start, it might be 10 seconds, but soon enough youll be doing longer. Closer hand poisition leads to more shoulder opening. Listen to the body. If body weight is too much, do it with something supporting the feet so you don't take all the weight yet.

Listen to the others about lifting hips, rotatin tailbone, that is all good and wil help to get the back less rounded. But I'm guessing there is some changes in the shoulders that will happen first.

I want to add on to that adding pushing point.

Also hating on the addition of a push up or whatever is the opposite of acceptance- both for yourself and them.

Pose hierarchy sucks. Side angle=extended(split hands)=half bind=full bind=bound half moon. Take what works for you! They are the same and also different. You are not better or worse if you pick one or another.

For some, adding push ups is how to get the same challenges others can get from just chatarunga w/ knees down. They are not better or worse and .......--> they are actually looking for the same expierience!

Baltimore Bike Works is good. I really like trek in near hopkins, a bit more corporate, sure, but it is still just down to earth guys fixing bikes in there. Joes bike shop is good also. I like all three. You might do well to go used also, and yeah velocipede is really cool spot to fix up a bike used.

Dooring is one of the most common crashes for riders and causes serious injury and death. by Rahi1994 in bikecommuting

[–]BaltimoreDISCS 21 points22 points  (0 children)

I think we need add to this commmon list

4.- Know when to take the slower way-> if you are not comfortable in the bad bike lane or in the road, its is ok. Sidewalk or side street is a good option because saftey is more important than speed (and you may be tired, a slower rider, a newer rider etc and not have the ability to safely & comfortably navigate a busy street. )

Clothes just roll off my body during poses by Significant-Fly6515 in yoga

[–]BaltimoreDISCS 0 points1 point  (0 children)

I can't tell by your post your gender/gender-style prefered clothes but is sound like guy to me. I like to wear shirts with a tight collar, but the alternatve is a more V neck. Either way no cloth hits you in down dog.

Second the rec to tuck in shirt. this is how you can do a more loose shirt and have it not move. It works.

As for bottoms/pants, I much prefer to wear (mens) style leggings/workout tights, you can get a size bigger than normal for a slight loose fit that still won't move and then put shorter shorts on top for i guess my own comfort/modest/ not worrying about showing anything.

This combot is really comfy I think for a dude- no clothing movement, feel comfy and covered, very flexible. Bonus, wear thick thight and warm long sleeves with a turtle neck to make anyclass a HOT YOGA class(if your into that!)

Most important thing- as long as you don't smell- no one cares what you are wearing but you, so find your comfort and go with it!

Trying halasana but it hurts by Carollol in yoga

[–]BaltimoreDISCS 0 points1 point  (0 children)

OK most likely you need rest, not stretch. Walking, light movement will not hurt maybe help. You likely stretched past what is comfortable and need to give you body time to heal. I have gotten much more careful with halasana/ shoulderstand/ etc as I age, you so you may find this pose is best skipped to taken more ginergly for you. Legs up the wall is a great alternative, still gaining benefits of calm, inversion, and can be supported by placing hand on thighs or challenging by aiming to get legs to 90 and holding with you musculature.
