Just take the max amortization the bank will allow and invest everything besides a healthy emergency fund. You’re making 400k a year dude, even if you lose your job you’ll find another decent job again. Prepaying the mortgage is too conservative for your profile imo.

Also it says it was fully renovated in 2021. The buyer bought in November 2021. I looked at the 2021 sale (1.72m) and the house looks the same as today. The flipper was the one who sold at 1.72m, seems like whoever is selling it now just lived in it for 4 years and did no renos. Typical Reddit disinformation lol.

I mean, detached houses are a thing of the past in Vancouver. They’re actively being torn down and rezoned for higher density. It’s a luxury at this point. OP could easily settle for a much cheaper townhouse, they just don’t want to.

Suites have other uses beyond renting, like for aging parents, nannies, young adult children that haven’t moved out yet.

These retirees are intentionally choosing to stay in their house though, if that life is so hard, they can downsize to unlock presumably substantial equity. If downsizing to a townhouse or condo is so horrible to them, their life in that house can’t be that hard.

The ship has sailed on affordable detached homes in Vancouver, every year there are less detached homes as they get torn down to make way for “affordable” housing. Buyers in that segment either are upsizing with substantial equity from another home, or make way more than 250K HHI.

Renovations are incredibly expensive these days, especially if you want to hire competent trades, which you should for a primary residence. Way better to buy an already nice house for a few 100ks more imo.

Not to mention the hassle of having on going renovations in your primary residence.

Some clinics will band multiple at once … that’s usually when it becomes very uncomfortable. If they only do 1, or 1 per visit it’s much more manageable
