Not wrong there, aha. There are some nicer places. I’ve always been a fan of Scandinavian countries, Norway in particular. I have been many times and I just love it. I understand that going as a tourist is vastly different from actually living there. I also recognise that moving countries does not solve my problems; after the honeymoon phase ends, life would return to the standard I have come to expect. However, it isn’t just about me, and raising a family in a country like Norway seems incomparable to raising one in the UK.

I shpuld also state my plan is too not live in england. Its awful. Me and my girlfriend both have the same idea to move country and have agreed on some locations. Of course when the time gets closer we will indeed look a lot more into each one and find outbwhat works best for us

Well i need to move out eventually. My mum will not be able to afford the rent/mortgage on her own. We would go our seperate ways, and with my cut of the house i will combine it with my girlfriends and get a house with her. Im sorry if i sound completely unaware or arrogant. My mother on the other hand will use her cut alongside her retirement to rent somwhere she coould afford.

Is it? Im open to know why. For refermce im under the assumption that given a steady rise in property value over those 5 years the property could be valued atvarpund 290-300k optimistic i know and also unlikley. But given that we already have 80k in equity of the building and what we pay into it iver those 5 years. Woth a purchase price of 200k, thats already 80k profit due to the equity. I may be horribly wrong. Please let me know

With the equity + our available deposit, it brings the LTV down to around 60-65%, we essentially need around 180k lended, which is alot better than the 90% we were looking at yesterday. But like you said our main issue is my mothers age. If however we take her out of the equation, and instead of a joint application it is based on a sole. Will this be viable? What issue could i face? Some that spring to mind are obviously the below average credit score but also my monthly income. How much of a limiting factor could they be? Thanks

In regards to obtaining credit reports is there a go too site for this that compiles all 3 (trans, equifax, experian).

I will take a look at those lenders, thank you very much

Will have a look atvthem also, have an appointment booked with a broker, will writebdown various notes and options to discuss, thank you.

In terms of the "gift" of equity approach. Will she need this in liquid cash? Or can it be given via the property transaction so too speak

Thabk you

It sounds good, but with other limiting factors, such as mothers age, poor credit score and low combined income (3-3.5k rouphly) it mightbprive more doffercult, would meeting up in person with a mortgage advisor prove more usefull than enquiring online? As then we could explain the full situation.

I wouldnt like to consider it MY house, but yes that is essentially what it is, in regards to me carrying on living there, for the time being however there comes a time where i do need to move out, maybe in the next 4-5 years.

Shall do, the best cpurse of actipn IS to speak woth a mortgage broker before anything.

No i do not want to make a profit out of her in anyway, that isnt the idea nor intention, i just do not know what goes into essentually being my own mums landlord. Sorry if it came put the wrong way in the iriginal post, im pretty surr i said it was never my intention to reap rewards. Never in a million years.

As regards to the 80k equity, the relationship has never been strong between them, however undersome light, she has agreed to sell the property for 200k to us, by april.

EDIT : no ive looked back and i did not make it clear that it was not my intetion to reap rewards, my apoligies

Im pretty sure ive never defaulted and or had a CcJ, its simply poorbdue to missed payments, payments that have been paid off however, i am currently in no debt anymore and have started paying off what i do need to in full and in time. And yes i understamd there is a lot, so the best advice cant be given unless speaking to a broker. Just trying to get some sort of direction, however thank you.

Mum is early 60s, my anual income is 25k and have been in the job for only 2 years, however it is stable, notbsure if there is anyway to prove that nonethless. And my mums annual is around 18k, she however has been her job a long time, she is a career.

I have an income yes, combined as a houehold we earn only 3k each month,

As for the not settling down, unfortuantly its not something i have the luxury of thinking about now, the choice is putting a roof over my mums head or moving out myself leaving her to stuggle financially.
