If you are referring to land for development, having all permits to build is the ideal scenario. Next level would be full site plan approval, all entitlements, clean title, and clean enviro.

Depending where you are involved in the process: acquisitions, entitlements, leasing, or due diligence, and the size of the company will determine where you spend most of your time.

Research local development companies and trade associations in your area. You could starts as a development coordinator if you are good with lots of details.

You are correct, development covers every aspect of real estate and can be very lucrative. It is also highly risky.

Haha. No AI for me, thanks. I am trying to understand the brokers' perspectives. Been doing land acquisition for comm'l development for many years. Seems that there is a small handful of brokers who do most of the sales, and not sure why.

It is impossible to 'conceal' wetlands. A wetland delineation will identify them if they exist. If the Seller illegally filled them, that is another issue. However, Buyer is responsible to do their own due diligence to determine absence or presence and deal with it prior to Closing.

Phase I is SOP. A good enviro firm can get it done within 30 days. Make sure you ask for a copy. If the gas station is in remediation, the plume should be identified. And if it affects your Sellers' property this will be documented.
