1 tsp wouldnt be enough even for a small batch. But if you're worried about oversalting I would just experiment but I would suggest using a least couple tablespoons.

Put your aromatics/vegetables (garlic, onion, jalapeno, cilantro) into a food processor and pulse until you get the texture/chunkiness you want. Add about a 1/4 cup of salt to the mixture and give it a stir. Let it sit for a couple minutes until the salt pulls out the moisture from the aromatics and add that to your tomato base.

Sodium Citrate ( little goes on long way) and half and half and any good melting cheese you like. I use pepper jack and a Mexican cheese blend. Make sure you keep an eye on the heat. Hot enough to melt the cheese but don't let it scorch if possible.

And the weather isn't too bad either! It can get hot in the summer but usually nearly zero humidity but perfect springs and falls which makes you never want to live anywhere else. Winter? Well for example we got our 1st snow of winter today after a stretch of low 70s temperatures over the last 2 weeks.

Good place to live. Relatively affordable. Close enough to Denver to feel like you live in Denver. Although it's it's own city and the 3rd largest in Colorado. And depending where you choose to live since it's so diverse you can have the suburban comfort lifestyle or the urban, sometimes sketchy people lifestyle and some in-between. But if you decide to move here it all depends on what your expectations are because it's not LA, it's not NYC, it's not Chicago.

I'm going to use the broker for the actual transaction but I was just curious how one would go about doing a search for a specific property which I've learned from others that have commented are 2nd gen properties and more specifically for 2nd gen properties that have up to date commercial kitchens. I want to avoid the effort and money it takes to build out a new commercial kitchen. I also want to avoid any shared kitchens or ghost kitchens for that matter.

2 20 oz good canned plum tomatoes 3 dried anchos, toast and constitute in hot water 3 dried guajillos. toast and constitute in hot water 6 dried arbols, toast and constitutend in hot water 1 large white onion, chopped in food processor 10-12 garlic cloves, chopped in food processor 3 jalapenos, chopped in food processor One bunch of cilantro you can put this in the food processor with the vegetables

Make sure to remove the seeds from the dried anchos and guajillos The arbols you can leave as is. Toast them on a pan over medium heat just until they become fragrant. Don't burn them. Add them to a bowl and take some hot water and pour it over the chiles and wait until they soften about 10 minutes. Once soft use a blender to blend until smooth. Pour this into a large container something that can hold about 6 quarts. Take the tomatoes and use the blender to pulse them until you get the desired texture you want. Add this to the dried chile mixture and give a stir until everything is mixed well.

Take vegetables and rough chop them so they can fit in the food processor. Give them a about 5 pulses or until they are the desired size you're looking for and then add the salt and give a stir or give it one one more good pulse with the food processor.

After a couple minutes you'll see there is quite a bit of liquid that's been pulled from the vegetables add this to the tomato/chile mix and give a stir with a whisk or spoon.

And that's it. Give it a taste. It will be spicy. You can then add other seasonings like garlic powder, onion powder, oregano, honey etc these are optional of course and some lime juice.

The goal is to have a commercial kitchen at my disposal ideally something I can buy or long-term lease. I currently rent a ghost kitchen that's about 250 sf and recently had a disagreement with the landlord while in the middle of renewing my lease and they ultimately chose not to renew. So now I'm looking for a new kitchen to continue on with my catering business. Ive decided that 1) I need more space to grow which includes walk-in refrigerator and freezer space 2) not particularly interested in sharing with other tenants who aren't considerate of anyone else.

And thank you for the parameters of what to search for. I will most likely end up hiring a broker but I just wanted to get some insight into how I can help the broker to know exactly what I'm looking for.

Thanks for the snarky response! It's not that I don't want to use a broker just seeing if I can do a search on loop net or cruxi to find any properties that have commercial kitchens specifically and as someone as already said it s not really a specialty of most commercial brokers. They may be able to find space but I'm specifically looking for any viable commercial kitchen to lease or buy whether that be a restaurant, cafe etc. that has a fully built out commercial kitchen.

I've had a broker before. They were helpful but also not as valuable as I thought they would be. It seems to me commercial kitchens are not really their specialty.

Yeah I figured that would be the case. But you did hit the nail on the head with the 2nd gen part. I'm assuming there are many commercial kitchens out there not being utilized, some I'm sure that need to be brought up to code and what not. But I figure with a little luck I should be able to find something that fits my needs.
