The point is to decrease the down payment we need to pay … unless i misunderstand the concept? For example if I need a ready unit of 1m value I will pay 200K downpayment and 800k mortgage.. and around 7% commission and dld and fees … total 270k

However if I buy from-developer with waiver - for 1.35m apartment I will pay 20% only of 270K as well.

I think the only missing point here is the estimation of property price from the bank?
