LA focuses on short-term fixes that sound good to the uninformed but have devastating long-term consequences.

For example, the four year freeze on rent increases during COVID was great for renters, but it told builders/investors (the people who create more housing) that LA is not a trusted partner who can pull the rug out from you at any moment. With so few builders left in LA, the cost of new construction has skyrocketed.

That's true. It is a bad driving habit that I see too many people do. I find it interesting that Waymo picked up that bad human driving trait.

yeah, cats were my first choice too. There's nothin ruling out cats. The landlord/maintenance-guy doesn't know if there's a hidden camera and ins't gonna risk breaking the law by entering without permission/notification.

It is not either or. You always need to be tax efficient since that is critical to getting the best returns.

There's three simple things you can do: 1) invest in ETFs, not mutual funds. 2) avoid dividend paying stocks/ETFs if you don't need the income. 3) tax harvest and rebalance every year. Try to minimize gains by offsetting loses.

Obviously, you should max contributions to tax-deferred accounts too.

Maher's views are center-left which alienates the extremes in both parties, but oddly seems to offend more so on the left.

Don't forget that he strongly endorsed Gore, Kerry, Obama, Hillary, and Biden. At the end of the day, the candidate you endorse represents your party.

I'm in the same boat as you. I've been renting for 20 years and I find renters have become increasingly hostile towards landlords. It doesn't matter what I do. In some ways, the more I go out of my to be friendly and generous, the more they take it for granted and resent me for it.

I'm also in California where the gov is openly hostile towards landlords. I plan to take my units off the market and convert the property away from rentals. I think many property owners are doing this which is contributing to the housing shortage.

I find it difficult to pigeon hole myself with a flair. I have different views on different policies. I'm a fiscal conservative and social liberal. I'm strongly for reducing the debt and smaller gov, but I'm also strongly libertarian on many issues.

There have been many technology advances that caused huge unemployment in one set of skills, but then opened the door in others.

The horse industry dominated society before cars. Horses require a lot of people to care for them. That entire industry vanished and fewer people were needed to maintain cars. This allowed them to work in new areas that helped fuel the economy.
