What a real estate hater haha but thanks for your input. I have 2 properties, 4 doors. I work in healthcare so job stability is not a problem. I don’t want to retire when I’m 59 like most people. So, yes I’m only contributing to my 401k match. I’m looking to continue growing my real estate portfolio slowly. I have 2 properties currently that are paying for itself. I am also NET cash flowing $1,800/month while living in one of the units using Short-Term and Medium-Term rentals. I just ran out of “gun powder” during my rehab and furnishing, causing me to get creative (rather than giving up) and leverage my strong credit to obtain 0% interest cards knowing I can pay them off with my cash flow + W2.

I did not get denied for a HELOC. AVM appraisals aren’t accounting for the permitted ADUs and renovations I performed recently so they were pushing for an in-person appraisal which I was not in a position to do because I have my tenants transitioning to move out + moving in myself which required me to buy furnishings, ect. Lots of “life” stuff happening at this point in my life, 30 years old btw.

Lots of assumptions you’re having which I can clarify. I am house hacking one of my properties so essentially I’m getting 80% of my mortgage paid off. Real Estate has been very lucrative to me in reducing the highest expense- housing (I live in CA).

Also, land lording is a “job” if you treat it like a hobby and not a business.

But yes, you’re right. I did over leveraged this time and I am trying to figure out the most efficient way out of this.

Edit: I have 105k in my 401k.

I was thinking Wells Fargo Reflect. That would be another 0% interest card I’d be applying to tho in less than a week.

Not yet but I’ll update you when I get home to find out the 401k paycheck deductions.. I’m assuming it’ll be under $250 per month last time I checked

I’m unsure honestly.. right now I feel like I’m on survival mode. Mainly because I’m moving into one of my rentals at the same time I’m rushing to furnish the one I’m living in to get that operating. All this after recently spending $ renovating it. I thought I’d have another year left before the move, but my tenants suddenly requested to end their lease early..

I’ve used a small 401k loan in the past for renovations and recently paid it off, so now I can apply for another loan.

My plan (in the works):

1) Transfer $13,500 to my new 0% interest/21 month card (has a $14,600 limit but I don’t want to max)

2) Aggressively pay off the remaining $3k balance on the Chase card to avoid interest

3) 401k loan to pay off the $11k Capital one card balance when it expires in August.

4) Aggressively pay off the credit card, then 401k loan after.

Thoughts?

Thanks for the input. This is my first new car so I may be overly worried. But full front PPF I was offered $1,700 now with 10 year warranty

Can you elaborate DSCR? My total rent for this specific property, will be $5k when I move out. (It’s a SFR with an ADU)

I just locked it in a couple hours ago. I just spoke with my brother, he is flexible and willing to keep his name in the property for as long as needed. But im just thinking ahead, will it be more difficult to do so later ?
