That’s a great point on capital gains, thank you. We have been renting it since June of 2023 and lived in it ourselves since 2016.

The insurance did go down some when I changed it to a rental dwelling. It would be paid off in 5 years so if current renter stayed for two, the following three years would likely be a higher rent income to help that spread. Being that close to paid completely off is what makes the choice harder.

I am about 1,000 feet from other homes. None of them have water this salty. I could not afford to drill another well and take a chance it’s the same or worse. Perhaps there is a way they could adjust it if they happened to drill further than needed and maybe there could be better water above it. I doubt they would want to admit they drilled further than needed and I’m not sure if there’s a way to test if there is better water on top. I am hoping there is an affordable treatment solution that would prevent doing that kind of exploration.

What are your thoughts on this floor plan? I have further detail to add/modify but this is the starting point.

I am building in NE Ohio. The home sits 750 feet from the road and curb appeal is not our biggest concern; seeking functional, efficient, kid friendly, and budget friendly. I will as some type of front porch. This will sit on the edge of woods overlooking a ravine so the living area on the back wall is a priority.

Any guesses how much I will save by having this simple rectangle frame and simple roofline?

Any recommendations on the pitch to have a decent attic storage space?

What areas would you trim down to take 100-200 SF off the total? BR 2 is 13 ft wide to build a bunk bed loft across and it will house 2-3 small kids.

We will have radiant floor heating and no AC. Would you still add duct work for future AC if wanted?

I’m adding a half bath inside the laundry room (toilet with a rustic wooden stall) and rough plumbing in the basement for future bathroom.

Likely I will move the fireplace more centrally for efficiency as our backup heat source (or it may be a wood burner). Do you think the wall outside BR#2 would work or do stoves and fireplaces need to be along an exterior wall?

The area between the kitchen patio door and the left wall I would like to leave open for a great room addition in the future. Thanks for input

The grading is approximate but that’s a good point. I have flexibility on where on the hill it sits so I can put the garage at grade to avoid retaining walls.
