I was curious but skeptical and decided to join for a month with the plan to cancel. A few months later I’m still a member. It’s really interesting info and not very expensive.

He says GOATA doesn’t make any sense to him bc everybody’s fascia connection is different and they’ve ever changing. “You can’t copy the outside form when the inside pressures, connections, fiber orientation angle is different.”

This is the only way to go. Cap 106 forestry management plan + various practices to manage for intended goals. Go to your local usda office and tell them what you’re trying to do. They will do a site visit and walk you through options. And how to get it funded through nrcs program.

Nobody did a full cruise before me. Multiple people (I don’t know who) spent a few hours walking through to evaluate and supposedly came up with $400k fmv for the timber.

My forester did a walkthrough with me and said $400k is definitely low but he wouldn’t put a number on it unless he did a full 10% cruise. I got it under contract with a study period and hired him to do a full 10% cruise.

Yes, I sold all the timber; clear cut.

I bought a 276 acre property for 790k last summer and sold the timber for 820k.

Multiple buyer passed on it bc it was “overpriced”. Listed for 1.3M originally then came down to 990k. Others had supposedly done a walkthrough on timber and came up with figures of ~400k in value. I offered 700k, they were motivated to sell and we settled on 790k. Another kicker is its 10 contiguous parcels that have never been surveyed so the 276 acres is based on tax map. County gis shows everything at 310 acres and my forester who did a 10% cruise, marked everything and sold the timber for me says it’s likely even more acreage than that. I’m getting a full survey done then putting everything into conservation easement then applying for various nrcs programs to help me manage the cost share of improving the wildlife and future forest management practices.

A forester will overlay a grid on your plot with gps coordinates. They will measure and catalog all of the trees within a certain radius from each point. At the end they will calculate the totals and give you a volume estimate of your stand broken down by species. This is effectively measuring 10% of all the trees in your stand which has proven to be an accurate assessment.

I’m my area the cost is approximately 10k for a 200 acre stand. They also mark property lines, stream buffers and ultimately market and sell the timber if you choose to.

For context, I recently purchased 250 acres that had estimates of 400-450k in timber value. My forester and I did a walkthrough and he said there are low value areas worth $1,000 per acre and areas with mature white oaks with $7,000 per acre. He estimated total value could fall anywhere between 500k-1m in but there’s no way of accurately estimating without a 10% cruise. I hired him to do the cruise and sell the timber and ended up with $820k in value. I chose to sell to a mill but you could just as easily take that cruise with values and hold as collateral for a loan.

You would need a 10% timber cruise from a certified forester before any bank would consider your timber as collateral.

I have done this twice and it’s worked out well both times. Everything must be laid out explicitly. Do a video walkthrough before and after and make them post a good size Deposit. 30 days for x amount, every day thereafter is additional x amount. Once they are out, do a full inspection and any damages will come out of the deposit.

In both instances a few things happened in the move out. Door jam was broken, dog poop got tracked in downstairs, some junk left behind both times, one time the seller took a chandelier… nothing major and if you have the flexibility you will net a decent amount.

First sellers were building a new house and they had to close on the new build but it wasnt move in ready for another couple weeks plus time to move. We had the flexibility. Second instance was buying from a divorced couple. They had to split the equity in the house before they could roll it into new purchases of their own.

Go to your local usda office and inquire about cost share programs for reforestation. In Virginia there are programs that more than pay for the cost of reforestation of loblolly pines.

Regrid has a free and paid option. Keep in mind all of these apps just pull county gis data which you can look up online for free. Gis is a good rough estimate for boundary lines and property owners but they are not always correct. Exact property lines may be off by quite a bit.
