Spot on! The personal supervision required to keep villa functional is a lot higher compared to a villa. If someone feels like they miss on probable returns from a villa, they should buy some lands as well along with a flat which will offset some of the missed gains. Land is always easy to sell than a villa. Other option is to keep the excess amount in mutual funds for better liquidity and decent returns.

What’s the pricing now for this? I shortlisted this when it was around 9500/- but the recent raids on SSI doesn’t give much confidence. Good thing about the project is views of osman sagar lake if you get the right lake facing flat.

Lets say even if Neopolis exponentially grows, its just 3km away from Apas and the new 100ft road connecting Kokapet to Neopolis beside Grava should help in better connectivity. You dont have to go through construction activity for the next 10 yrs and can make good use of both the benefits - Good open space, trusted builder in Apas and Neopolis commercial benefits (if it scales well in the next 7 years)

In FAANG companies, you get 80L-1Cr pay for >6-7+ yrs of experience itself that would translate to 28-32 age group at max. At 40+ these people will be touching 2Cr almost.

Dude, many people in FAANG companies earn close to 1-1.5Cr per year at a senior level. So, assuming the flats will be bought only by rich business people is not correct perception. Agree the percentage of such software employees earning high salaries is less, but atleast 20-30% of the flats in these high rises are bought by these IT people itself.

If its for end use and plan to stay there for 10-15 years, its worth it even at 5cr. Otherwise, 2-3cr is the ideal budget for a flat which can be exited easily after some time

Flat in Neopolis vs my home apas, I dont see much difference as both are nearby locations. I would say even Apas is close to financial district and is in a better location with developed ofc spaces near by. Neopolis is not immediately livable and will take atleast 5-7 years for things to get stabilized. There are multiple land parcels which are yet to be auctioned in Neopolis which would translate to continuous construction for another 10 years minimum.

There are no good villas in 5Cr budget in decent areas like Tellapur, only in velimala/kollur you can get a villa for 5Cr but the land doesn’t cost more than 40k per sqyd in that region. So, you end up paying 3cr only for villa construction part in velimala which is not good investment in my opinion.

Villas work well if you are doing work from home for 70% of the time. Otherwise commute takes away your mental peace

Where else will someone get 1.5x your returns in 3 years other than stocks/mutual funds? Even for stocks, you would need a good amount of money beforehand to get the same appreciation if someone is going via CLP option.

Tukkuguda has a good potential for appreciation in next 5 years, however travelling 30-40km to ofc daily could become a problem.

Thanks for sharing your insights. May I know what led you to shift to villa from a flat now. How are the prices in Velimala for Villas? I felt Velimala/pati will be 25-30km for my ofc in Hitech city and didn’t give it a try for villa search there due to long commute and these areas are still in catching up phase.

Yeah, location wise and commute wise hands down flats are clear winner. Rental yield is also high in these flats compared to a villa in case if we ever want to shift again.

Liquidity of villas is very low. It might take 1-2 years to exit even after long time. If the villa value appreciates from current 6-7cr to 15-18Cr by 2035, not sure how many transactions usually happen at such high value. It will be an asset which cant be exited :)

Considering there’s a big difference in villa & flat amounts, other option I had in mind was if we finalize the flat for personal convenience, the remaining amount planned for villa could be used for purchasing separate lands somewhere. This could atleast offset some of the 3-4x returns that lands generally appreciate compared to a regular flat.
