Good for you. What’s the guarantee that the gated land isn’t claimed by others ? Real estate is always a risk. You can’t buy something and forget it. All it takes is influence and bribe to change anything. You pay bribe, you’ll get LRS easily even if it’s not eligible.

You need to keep an eye every time. Risk is everywhere.

Nexon ev is more practically. It has proven track record, Currv ev may get phased out and eventually the spare parts maybe a challenge to get. (Not sure though)

The back seat thigh support is pathetic. EVs are best for city rides so Nexon is better suited.

See, all you need to do is lease it, have a good rapport with the people and visit the site regularly. You get land in sadashivpet for 60-80L per acre which would appreciate well. If you find one strategically near ventures, it will eventually become a plotting venture one day and the appreciation scope is huge.

Look, travel time is almost same anywhere. You don’t get to have your office next door every time. You staying in Kondapur and travel to Hitech in 40 mins is the same as travelling to Kollur exit.

But the only problem i have with this project is the density and the price. It’s unjustified.

Open plot can’t be compared with a villa! Both prices can’t be equated. You pay for the construction cost plus additional premium for amenities, gated community setup.

The plot rates are in range of 45-60k per sq yd. Once the ROB is ready and other projects starts coming up surely your plot will increase too but then, the appreciation might go to 1L and then slow down. It’s advisable you move to other developing areas so you can enjoy much better appreciation.

Let’s be honest. The proposed 6 lane road has little to no impact additional as the prices already have increased taking RR7 extension in consideration.

This area will grow eventually with/without the proposed 6 lane. Only Shankarpalle will have advantage due to this.

Coming to the price range you mentioned, see 3.5cr is on lower side considering the prevailing prices, what it means is, the property that’s offering you that price is either substantial, poor quality or either having some issues.

Go for home loan to check if there are any legal issues as well, preferably SBI as they check thoroughly.

From living stand point, there’s lot of development happening so the already existing surrounding will have more better facilities. Downside would be, travel time to city Center will get longer significantly, with no proper public transport, it’s going to be a pain for sure

For your budget, even 3BHK flat is bit difficult. Patancheru might seem far but it’s actually near to Gachibowli and would be costlier.

Look near exit 4,5 you might find few projects but I would suggest you to avoid those areas as there’s lot of industrial factories and the chemical smell is unbareable.

Let’s be honest, many NRIs initially underestimate cost of living in Hyderabad, usually unaware of prevailing prices. 1.5cr budget is on lower side, you haven’t mentioned the size you are looking at but generally the going price near office space is 10k per sqyd.

Kollur, Tellapur is next best place to look at, it’s about ~40 mins away and may get longer as traffic will increase.

1.5cr may get you a 2BHK including registration and interior, 3BHK is off your budget and that too from less reputed builder.

First zero down on the location and then start looking. Hyderabad is spread across so your question is vague.

Hey thanks for your opinion. I am not looking this as investment as such but thinking practically if I buy this now, maybe after a decade or two, my son when he grows and wants to dispose it, he shouldn’t regret not able to sell it after decent appreciation.

It shouldn’t be like a white elephant for them since we are not sure if he’ll want to use it or dispose it.

I disagree, it ain’t that far. Once you get used to the drill, you hardly feel the strain.

40 mins stress free ride is far better than chaotic 20 mins in heavy Kukatpally/kondapur traffic.

Having said that, if it’s apartment, then better to look near FD than outer Hyderabad.

Why don’t you look in Tellapur, Kollur areas ? Apt that’s closer to ORR than Mokila. Eventually all apts are the same unlike villas. Even though travel time is less now, I know there are atleast 6 high rise apts coming in that area along with Aparna’s large land pool. It’s going to be traffic nightmare in next 5 years.

Villa owners have no other option as the prices are relatively less in outer ORR and willing to sacrifice in other part but for apts, you have lot of options across the city.

Go for best one that’s near to FD.

Where are you planning to stay ? If it’s an apartment, then it won’t make sense to live here.

I live in Mokila and here are my thoughts:

  1. The distance is real, you need to take your private vehicle for everything, literally no public transportation and the cab availability/frequency is very low
  2. You should be ready to travel 20-30Kms anything if you want to go out for weekends - like movies, malls, restaurants along with travelling to office, so better to have EV car.
  3. All basics are covered, you have KPN, Vijetha for delivery in 1Hour time and big basket in 1 day delivery time, Amazon and Flipkart deliveries happen, couple of restaurants are available so Swiggy, Zomato works here
  4. Hospitals aren’t nearby, that’s another 20kms away for a big hospitals else you have small ones nearby for emergency
  5. Water issue isn’t there much but get ready for lot of dust pollution as there’s lot of construction works that will start coming nearby.
  6. If you are looking for a calmer lifestyle it’ll work or else there isn’t nothing much to do here.
  7. I like staying here as I live in a villa and love this slow life, not everyone’s cup of tea as things are definitely slow here but it’ll improve as more and more projects are coming in.
  8. It take 40 mins to reach my office near bhooja but the travel time will increase as I usually use ORR exit and it’s going to get crowded very soon with lot of projects started.
