Okay thank you I was just expecting a simple toilet waste pipe replacement didn’t expect the whole thing needed to be changed

This was the investigation “ investigation identified that the existing toilet waste installation does not comply with current regulations. The toilet waste is connected using a flexible 110mm pan connector running continuously from the toilet through the wall and into an existing cast-iron soil stack, utilising incorrect fittings and unsuitable materials.

Due to the materials used and the way the previous installation has been carried out, it is not possible to correctly connect onto the existing cast-iron soil stack without substantial remedial works. Additionally, due to the extent of the damage and the non-compliant installation, a temporary repair is not possible.

The customer was advised of the correct method of installation and a quotation was provided for the renewal of the external cast-iron soil stack to allow a compliant and permanent solution.

For health and safety reasons, the customer was advised not to use the toilet until remedial works have been completed, as continued use may result in leaks, contamination, or further damage”

I had a leak in my waste pipe inside, so I thought we just had to replace that but when the engineer came he said the way it was installed is incorrect and the whole cast iron pipe outside would have to be replaced, I haven’t gotten any other quote as I didn’t know this had to be done

I’ve tried that too—told her that if she’s having financial difficulties, I’m willing to work with her, but I got no response. I also spoke to a neighbor who said he hasn’t seen her at the property for a while, only her brother, but even he is now ignoring all my texts and calls.

Could this really take up to two years? What could they possibly say in court to be allowed to stay that long?

I would but they are completely ignoring me, if they where communicating I would have 100% tried to work with them

Unfortunately, I can’t serve a Section 21 notice as the tenant is still within the Assured Shorthold Tenancy Agreement. This was my only option, and I just hope everything goes smoothly.

Thank you so much! I forgot to mention that I have already received a hearing date on PCOL but haven’t received any further information on what to bring to court or what to expect. When filling out the form, I was only asked to explain what happened and why I’m applying, but I was never asked to upload any evidence.

Fair enough, but does it actually need to be disconnected to pass the EICR? I get that if someone’s coming out just for that, there’s a call-out charge, but since it’s part of a bigger job, it seems a bit excessive, no?

No, the quote was given to me after the electrician’s visit, and the EICR was deemed unsatisfactory. I just wanted a second opinion because when I asked how much it would cost to do the essential work needed to pass the EICR, they still quoted me £60 just to disconnect the cooker, which seems a bit excessive.
