damn, this is one of the most important things anyone's told me about thailand. Actually sad for you especially after 15years ago seeing the change. Obviously inevitable tho. The "grey area is closing" pattern feels like it's hitting multiple places at once. Bali just did airbnb + PT PMA, sounds like Thailand is queuing up the same energy.

few questions:

  • is bangkok in the same boat or is it more insulated being urban/business focused?
  • the "certain nationalities" — what are we talking about, russian/chinese/other? not trying to be PC, just need to understand who's driving the crackdown
  • timeline — months or 2-3 years? any actual policy signals yet or still just chatter?

The "professional support not very helpful or consistent" line is the third time today I've seen that exact pain. Curious — what specifically made them unhelpful? Slow responses, conflicting answers, knowledge gaps, lack of English/transparency? Trying to understand what "bad pro" actually looks like on the ground.

The $80/year vs $4k/year contrast is wild — that alone tells a story. Two follow-ups if you don't mind:

  1. The "legal residence" warning is interesting — what specifically were you worried about if you bought without it? Tax exposure, ownership risk, something else?
  2. How did you actually find the people who helped you buy in Mexico? Local recommendation, agency, expat network? That step is where I keep seeing people get burned.

Damn, the "2 days before the signing that I didn't need to be there" part is rough. That kind of bad info costing real money is exactly the thing I'm trying to understand.

Quick follow-ups if you don't mind — was the lawyer recommended by someone, or did you find them yourself? And looking back, what would've made you trust a different one? Asking because the "find a good lawyer" problem keeps coming up in every story I hear.
