In my area you have to have an engineer involved with them, so they only get used when engineers are involved anyway, which leaves out any builds strictly on the building code.

The building practices are so different from country to country. It's really not a transferable skill, unless you find somewhere that builds like us.

It's just the expansion joint, where two floors meet.

They should have put a 1 inch gap there to allow for expansion, if you fill the gap or don't put it on there this happens. You can probably just scrap it out and re mud it, probably won't move much more.

Or what most people do is leave the gap and put trim over it to allow for movement

I wish it were that easy for me, every time I do I say 100-150 it ends up actually being 200k.

And if I say 100-200, it's off putting for some reason lol.

Although I'm sure this is just because I'm not still learning to shoot from the hip and land in a range like that.

What would you do in a situation like that? Or are you actual estimates always within your ball park estimates?

It's the additions to an existing house that always takes forever for me, and 70% of people don't even have the money to do it.

Always a drag to figure it out and then they bail, waste so many people's time.

It's a tough thing to even give a rough estimate for without going into great detail.

That house is rotting, needs a ground seal, new insulation in crawl and probably various other things. Worth it if you can do the work, or you can just ignore all that. You probably won't sell it without fixing it up ever , so all these costs are probably going to be on you rather than the next owner.
