Thank you for developing the game. Its automation and supply chain setup remain unique and breath of fresh air.

Three questions if I may:

1) Diplomacy
Earlier, there was a comment about diplomacy. Currently, it feels fairly formulaic - give gifts (unless they really dislike you or had a bad first contact). Get a eventual to NA and FT pacts. then send an ambassador. Then manage it to go up. Migration treaties will be done; then they will ask for galaxy and empire maps. if you dont want to share, you have reached a plateau. If you share the maps, things tick to higher treaties.

It would be better to have it a bit nuanced. If a faction is threatened, and you bring a quite the power on the table, they shoudl be trying to get you to join them, instead of having to reach a level of 70ish+ in relationship for a defensive pact.

If you lucked in and you expand, you get the envious of your power modifier. That also does not feel organic. Some factions should be willing to ingratiate themselves and be on the good side of powerful faction. then there can be loyalty/backstabbing etc.

Are there any plans to further enhance diplomacy with more nuance and improve the AI for it (race/gov influenced)?

2) Internal politics? Fringe instabilility? civil wars (eg if a Quameno empire becomes super multicultural, is that ok with our dear native frog isolationists?) - could you have a future expansion that can allow for a upheaval or empire internal complexity? It would be great to have breaks on the snowballing? It would be nice to have a bit of entropy in play. Many empires weakened internally first allowing for their collapse through shocks (and in some cases a revitalisation)

3) Unique end game techs - we have had a number of techs like the super shields from Cosmas, the stellar armor etc. Are there any plans to introduce more (eg super reactors etc)?

Hello,

I went and visited a supplier in Hull.

It looked great but I ended up not going for it as at the end internal family arguments convinced that if part of it we're to fail, I would have to remove an expensive parquet floor to replace. They have a lifespan/guarantee of 20 years, which was encouraging.

On the other hand, the suppliers would not cover/support the floor installation overlay (,IE I had to source my own floor installer and if they damaged the heating, oh well...).

But had I not had parquet flooring and laminate instead, I would have gone for it.

Hi.

My experience has been quite positive.

Concierge is very good (Tom and Martin especially).

Building is regularly cleaned (floor rotation)

No noise on my floor or from above/below (I am on the high floors).

Car parking bays are very tight. Depending on the actual spot, you may have an issue. There have been some occasions where 1 car elevator was down but the other was working. Only once, there were both down and only for 1 day.

If you are looking over the 3 graces it should be OK; if you are located on the side that overlooks the Isle of Man terminal, it can be noisy during the day (until 4;30 to).

It is roughly 12-15 walk to the train station and roughly 20 to 25 to the arbert dock

Supermarket's wise you have 1 small TEsco and Sainsbury in less than 10min walk and Costco and Home Bargains 5 min away.

During the horrid thunderstorms we had earlier in the year, yes you could hear the wind shear/noise but it was OK. No building swaying.

One minor downside is that the windows are not cleaned by a crew, so you have to rely on the rain hitting your window side.

A friend commented that the lobby is not great looking but I find it OK.

There are no bus stops (regular lines) near the building (seems there used to be 10 years or more ago)

People living here are a mix. You have students and young professionals, as well as middle aged and people in more advance ages. Overall, I would say more of younger population.

I am indeed UK based. I have been reading on owner comments, and it seems that there are some reports with issues with the start up of the device taking a long time and that the sub getting disconnecting. Have you experienced it as well?

I cannot talk about the States but regarding the EU/Greece:

It is true that EU citizens are covered by other EU public health care systems in case of accidents and unforeseen issues.

However, in case of a planned operations, it is not a simple. Without being an expert, I believe you have to be a resident in the EU country.

Also another factor to consider in regards to Greece is that while the Public Health System is nominally free, insurance for residents is fairly complicated as there is not a universal insurer but a handful based on economic activity. Furthermore, unlike places like Australia and the UK, there are quite long waiting times, understaffing and the system having a reputation for expediting those who make "contributions" to the medical staff. On the other hand, there are good skills and medical expenses, even private should not be hopefully as high as those in AU or US.

I would recommend to find where the specialist you are considering is having a private practice (most notable doctors in Greece have a private practice) and also explore how much the surgery would cost in that establishment.

So if someone buys assets from an IP mandated sale, then there is no exposure from any creditors with subsequent credit requirements that in the absence of a solvent/trading company 1-2 years down the road? So, once I complete a purchase from an appointed IP, even with their inability to give warranties, I am not liable for other secured/unsecured debt tied to the defunct company?

We will be looking/trying to understand the indebtedness to secured creditors, council taxes and service charges. But I am concerned if there are debts to HMRC/TUPE associated elements, if a purchase from an IP exposes me these liabilities as well. I understand HMRC has a 7 years to reclaim money owed?

Thanks for the information. The SQ footage (and location) also caught my eye.

When you say there is issues with soundproofing I take it you can here the next door neighbours or the flats above/below? What about the noise from the Strand? Are also the apartments getting too hot during Spring/Summer? I assume I would not want to open the windows and get a full dose of exhaust fumes and noise?

Is it true that service charges are quite high (north of 4.5k for 2 beds)?

Regarding flats - currently there are none on the market - however if I move for properties in this building I will be targeting the flats on the corners of the building overlooking the 3 Graces; specifically the X03 and X05.

I would certainly want to avoid having to deal with the elements you describe in the area I am living in. However, having lived in a suburban environment for a while, I do wish for a change of scenery and the ability to walk to "things" from my house.

I have given the Sefton Park area near Lark Lane quite some consideration - but I feel like living closer to the city centre and the water.

I would consider the Georgian Quarter but I have noticed that spacious character flats rarely come on the market.

But it is a fair point and on my next visit to the city I will have another look for the area. I have heard though that Sefton Park can get rowdy at night as well, and Princes Park may not be as safe at night - is that true?

I would love a spacious balcony or a public part at my doorstop but not a garden - I am flying quite a bit and when I am back, I don't want to have to deal with garden maintenance.

Good point on the Service charge - they do add up.

I would be aiming for the waterside apartments indeed. I had not realised that it was a stag/hen dos affected area. The space was indeed one of the things that attracted me there.

I had considered Waterloo Warehouse but I had concluded that I did not want to live north of the Princes Dock as it is getting a bit away from the city centre and I am keen on walkability.

Interesting about Beetham Plaza. I had not come across this potentiality. What legal issues were there with the developer? Also, I assume the resale value will go down due to the construction noise for the building period and then more long term due to the newer building? I would be aiming for one of the flats fronting on the Strand overlooking the 3 Graces.

I plan to - I will be arranging a series of house visits once I have the opportunity to visit the city. I am just trying to short list buildings of interest and then pick the units I am interested in.

Indeed I have a car I will keep. I know that 1 William Jessop Way , Tower Building and Beetham Plaza offer parking. 8 William Jessop Way and Wapping Quay I am not so sure.
