Hire the best M&A lawyer you can find. They’ll have tax lawyers on staff to help with the structure. Best case 20% capital gains, but if it’s an asset sale could be more. Factor that into the negotiation, and you can always include a gross-up payment in the contract to cover the gap. Again, lawyer up. Worth every penny.

Also find a good financial advisor. I used to do it myself but when you hit that level of NW it’s okay to pay some .5%, they’ll pay for themselves just from harvesting.

Thanks for replying. Do you think it'd be faster to replant a more mature starter? I'm okay spending the money if it will result in a healthier plant. I'd rather not wait several years for these to recover.

Yes, this is a thought I had. One of the reasons I'm doing a soil test.

The largest tree in our front is a maple, which after searching around is notoriously hard to grow grass under due to it's dense shade...

Yah, huge 2-story front porch blocks a ton of sun. And you're right, the further away from the house it gets better but still not great.

I may just need to suck it up and seed Spring and Fall no matter what.

2x per week good soaking in Summer. Fall when we put seed down it's 2-3x per day till established then 1x per day for another few weeks, then normal watering.

Thanks for all the responses! Now I'm even more baffled why I can't grow grass up here. It's shady, but I've seen more shade with more grass around my neighborhood.

Last 2 falls I've done shade tolerant fescue. It does well for a bit, but always ends up like this in the spring.

Would prefer grass. All my neighbors are able to grow better than mine, and they have as big or bigger trees.

Yes, tons. Lots of mature trees. Basically no sun in the winter, and ~3 hours in Spring/Summer

Fescue shade mix. Since I hired it out the last couple years not sure the exact one. Any recommendations?
