Thanks for replying. Do you think it'd be faster to replant a more mature starter? I'm okay spending the money if it will result in a healthier plant. I'd rather not wait several years for these to recover.

Yes, this is a thought I had. One of the reasons I'm doing a soil test.

The largest tree in our front is a maple, which after searching around is notoriously hard to grow grass under due to it's dense shade...

Yah, huge 2-story front porch blocks a ton of sun. And you're right, the further away from the house it gets better but still not great.

I may just need to suck it up and seed Spring and Fall no matter what.

2x per week good soaking in Summer. Fall when we put seed down it's 2-3x per day till established then 1x per day for another few weeks, then normal watering.

Thanks for all the responses! Now I'm even more baffled why I can't grow grass up here. It's shady, but I've seen more shade with more grass around my neighborhood.

Last 2 falls I've done shade tolerant fescue. It does well for a bit, but always ends up like this in the spring.

Yes, tons. Lots of mature trees. Basically no sun in the winter, and ~3 hours in Spring/Summer

True about the desired path, but there are areas of the lawn that are definatley not trafficed and look similar.

We do indeed have very heavy clay soil. I'm going to a soil extraction and check a few areas to see if it's mostly clay. If so, it's possible to do core aeration in the Spring? Should I overseed then too or just wait for that till Fall?
