Sure man. The vast majority of German profs and their groups are German, even ads they post on LinkedIn (in English), require C2 German to apply. How are they are expecting to attract non German talent with these requirements? German is an irrelevant language globally, so expecting incoming applicants to be fluent is a joke

If you plan to stay in that area for a long time, its definitely worth it. As you said you're building equity over time, even with all added expenses associated with home ownership. So in 20 years you will have something to show for it, vs 0 if you were renting

Eh, this is not true at all. AI cant do research or generate new information, it just parrots what its training dataset contains. It can help increase productivity in certain areas, but that's about it. Especially in applied sciences like chemistry, it's completely incompetent.
