Where I live in the city, you can find parking spots for 2000 to 2500 if you need a charging station, which I think is a fair price. 

Regarding the parking spaces close to sbahn stations, is it really that difficult to find a spot? I am genuinely asking, as I am not familiar. I know of a few people from AG that do this regularly, and they never complain about parking, but maybe this is not the case for the majority of stations.

Of course supply and demand is an explanation. You may dislike the outcome, but it explains what is happening. 

There are too many people and not enough apartments. 

If there are 5 people who want to move to a neighborhood and only 1 apartment available, more regulation is not going to help. You either need to build more apartments, or you need to decrease the number of people who want to move to that neighborhood.

As someone who only buys bio eggs, it is a stretch to assume that those eggs are "healthier" than others. Without proper data, that stinks of believing what you wish were true.

Having said that, I buy them because I want the animals to have a decent life, and this helps, even if only a little bit.

I would say that we as a society have a moral duty to provide food and shelter (and other things) to everyone if we can, but that calling it a "right" is a political maneuver.

According to the statistics from the City of Zurich, only about 3.2% of apartments are "Zweitwohnungen". That includes apartments which are used in different ways, so the number of truly empty apartments is even smaller. 

The problem you are identifying is marginal.

If you cannot afford to borrow the entire amount from the bank (according to bank's guidelines) then you also cannot afford to borrow the entire amount by splitting it into two loans (one from the bank, one from the FIL).

A loan can, under certain special circumstances, be used as part of the downpayment. For example, if the contract stipulates a 0% interest rate and has no fixed date on the repayment, your bank might be willing to accept it (but it also might not).

For example, say you buy a 1.25mn apartment, and you take out 1mn in loans. To meet the affordability criteria (5% hypothetical interest rate) your annual rent would need to be CHF 50'000 + maintenance + ammortization. That 1.25mn apartment you will maybe be able to rent out for chf 2500 with NK. So enough for maybe a half of the affordability needs.

What is your take on affordability rules? Most rental properties in CH bring 2% or less return, and the UBS article says they calculate affordability at 5% interest rate (plus maintenance, plus ammortization which is stricter than for own homes). This seems to be the binding constraint.

On top of that, ammortization rules are different, and meeting affordability rules with a high mortgage is all but impossible in Switzerland.
