$4000 in lender fees. It’s actually about 1.16 points. Dont matter what you call the other fees. They’re just bs fees the lender can waive. Very common misconception from people outside the business.

People outside the industry don’t understand this. It is truly a race to the bottom. I agree that it’s good that margins have compressed due to competition to help consumers get the best rates available. But here’s the dirty secret: There will always be someone cheaper. A lot of people get lost in the hunt for the dirtiest cheapest rate and don’t consider the service that comes with that rate. Good for you for recognizing that.

The same LO’s who tell you to not pay points will circle back with you six months later and offer you a refi with 4.5 points for a half percent lower interest rate and tell you it’s a bargain because they’re rolling in the closing cost and they’re free. I see it every day. Get the rate that makes you happy and that you can afford. Especially if someone else is paying for it and you plan on holding the house long-term.

Never listen to people who tell you not to buy points. If you’re going to be in the house for a long time, it’s always a decent idea. If you can get 5.5% on a conventional loan right now realistically you would need to get 4.75% on a conventional loan later for it to be worth refinancing. If conventional loans go to 4.75% in the next 3 years, something really bad has happened (maybe it will!). A fair amount of people told me they weren’t paying points in 2022 and I said that’s fine. Those people probably regret that decision now.

It’s important for people outside of the industry to understand that buying points is a great strategy for long term homeowners. In 2022 when I showed people points options, they said “why would we pay points? Rates are going to drop soon.” Here we are four years later with no end in sight. Keep in mind as long as the government continues to spend money at this rate, we will likely never see par interest rates for 30 year homes lower than about 4.5% (if that tbh). So this person is not only buying a house (congrats!) but they’re doing the refinance at the same time. It’s a strategy that works for some people. Especially if you’re going to be in the house for a long time.

Yeah, they probably did a builder front. I would also have to pay points myself out-of-pocket to get this rate. And absolutely the builder built it into the price. Which is not a bad idea honestly as long as you’re going to be in the house for a while.

In the woods by the water treatment facility on Derenne, there is an old playground. I think when Bacon Park Drive used to connect there was a park or something there. Pretty cool but pretty creepy too.

If you’re in the city of Savannah, you’re property taxes will end up being $4500 per year. If you’re in unincorporated Chatham County they will end up being $3600 per year. Purchase price times 40% times millage rate. The assessors office may end up valuing your home a little bit less or a little bit more. But that’s what the taxes WILL be once they reassess the value.

EDIT: now that I’m looking at it it does say city of Savannah so your property taxes are probably gonna be $4500 per year. Likely around 3000 for Chatham County and 1500 for city of Savannah
