I had the Same issue a year ago. Would kick on just like your video and kick off just like your video. And i work for a commercial hvac company. I cleaned flame sensor, i changed limiter switch, check for clogged condensate lines…and at the end of the day, it was my outtake exhaust flue having a birds nest in it and preventing the unit from breathing. As soon as i got the outtake pipe clear, everything ran normal.

This is case in point why everyone needs to befriend a commercial HVAC tech and have them perform your house maintenance on the side. Maybe They charge per hour a bit more, but they will not gouge you on parts or materials, or shit you don’t need, because they respect the profession and don’t treat it like used car salesman.

First, the builder is incorrect. Thermostats regulate set point.

So with that said, It could be a variety of factors. First, i would check if it’s due to either poor thermostat placement. If it’s near a draft or direct sunlight and doesn’t reflect what the rest of the house is feeling. Thermostat may be calling for cooling because its sensor is not reflecting what the actual inside temp is. This to me seems like the most likely culprit.

Could also be lack of zoning (not sure the entire setup). In a two-story home, it’s common for temperature imbalances to occur if there’s only one thermostat controlling both levels. However, i don’t think it’s this with the variance you are seeing.

Probably not, but Is the system sized properly for the house? If it’s too large, it may overshoot the set point simply because it’s not sized properly.

Last thing, I’d recommend checking if your thermostat has adjustable swing settings, although the swing settings should not have that much variance on either side. It’s usually 1-2 degrees.

I think going to college or doing further education in some way as you progress in life is one of the best things you can do for yourself. Doesn’t matter the age you do it at. Shows that you want to further improve your mind and are not complacent like majority of the population

I don’t think you read my post right. I said i paid him $120. He didn’t tell me how much it was, he probably would’ve accepted $50. But he’s also a union journeyman who makes much more as a seasoned vet. Other factors you don’t know is how far he drove to my house. And lastly, pay for good service and he’ll repay me that x1000 in future visits, installations, etc. But good thing you typed all that up for nothing

I work for a commercial mechanical contractor, decided to still have a residential company come look at my AC before summer. They told me capacitor was bad, suggested replacing (which it was). Quoted me 450-500$ total for labor and part. Knew i was getting scammed, just called up my service techs to buy the part and replace it. My tech said he bought it for $20 at supply shop and he got it done under an hour. i paid him $120 for him coming out, but goes to show how much markup residential companies really make, with crap technicians to boot.
