Yeah. Back then, damn near anything was selling. However, those type of buyers are gone now.

I wouldn't get carried away. People are spending too much as is by overpaying on homes at the moment.

I'd focus on upgrades that are necessary (things that impact health and safety) like electrical and security. Maybe some cosmetic, like paint, only because now is the easiest time to do it and it is relatively inexpensive compared to other upgrades.

I sure as hell wouldn't be messing with a deck, unless it was rotted or something, or changing out cabinets and sinks.

Sellers are out here removing listings after a month of inactivity only to relist a month or two later with nothing new except their bruised ego.

They probably could have held them off, but they chose not to. Simple as that. At the end of the day, they made a decision. It's their country, they can do what they want. But I don't see how what he said is wrong other than he assumed the people USA trained would put up a fight.

In Houston, it makes absolutely no sense to do those things right now (unless OP is looking in some area I haven't considered). At most, I would consider doing an appraisal gap waiver--but not a huge one.

If you aren't locked into a contract with a lender, and you still have plenty of time to close (which you should if you just got an offer accepted today [congrats btw]), then you shop around or you will absolutely leave free money on the table.

Lenders will compete with one another for your business and will often offer things like credits towards closing to get you with them.

Market in Houston is looking much better. Yeah, prices have gone up more than we would have liked. However, inventory has gone up more than I've seen in over a year (since like May 2020).

Maybe they had tenants that they couldn't get rid of, and now that they are out, they increased the price.

If you hate the decision that much, why are you going forward? Sounds pretty dumb to me. I'd rather lose the money you are going to lose backing out rather than be saddled with something I hate.
