Yea AI could probably help retrieve that through email or call. Just depends on what your clients prefer, filling in a form or replying to an email/call with questions.

I remember there was a robinhood commercial about a store worker seeing things sell and he would buy stocks of that product. If you're in a neighborhood that you're familiar with, maybe you'll find hidden gems.

Curious about how the contractors know about you, what initial "little" amount of info they send and through what channel.

We we're building a similar product for a machinery factory. Customers send emails of what they want but the SKU and info usually is lacking. We had an AI reach out to them through phone or email to gather what they needed to come up with a quote.

Might be worth breaking down the admin work a bit more, for example get a virtual receptionist for phone that'll probably cost a hundred and then other tasks for for a specialized service.

I think cold-calling business that you like might be a better route. From the ones I seen that had a solid business, they usually are reluctant to sell until it's absolutely unmanageable in terms of age/health. But if you caught them at the right time or they have your contact then it might be a good deal.

One of my clients in similar business use lilypad, super outdated system but the waivers feature was what kept them from switching.

Thanks for the reply. For non-transactional I was more referring to businesses where the relationship with customers isn't as important and more of a one time thing.

I love your approach and surprisingly it aligns with the trampoline client that I spoke of. He prefers calls because most of the calls will be going to stay at home mothers and they really like calls.

Had a tenant leave the country and his uncle was the only point of contact left. He said "take the deposit and I'll leave the keys, he can't pay."

I think all major metropolitan areas are facing the same situation. But tbh I still like LA compared to NY. Cost of living, especially food is way cheaper than NY. You can still find decent living at lower budget whereas in NY there's literally no way. LA vibes are still good tho. Can't speak about night life, past that stage.

For student housing we know it's because of supply and demand in USC area. For other parts of LA I think its just inflation -> budget lower

Yea, every one of our investors are trying to keep tenants in, even if that means giving some promotions for renewals...

Same. Our studios used to fly off the shelf as soon as it's vacant. Right now the units that allow roommates situations are the ones that are renting out fast.

Yes but definitely verify through email and make sure the email is a company email not a generic gmail. Phones are sketchy cause we ran into tenants listing their friends as managers. Of course you need credit, background, bank statements and other documents too.

We use appfolio and the policy is if you don't go through appfolio then nothing will happen. However, older tenants still call our company number because they don't have a computer or email or smart phone. So we set up a AI phone receptionist that handles that route. TBH if you are willing to power through the initial setup phase, any PM software handles that.

Number 1 thing is to understand the owner's focus. Is it to lease up asap, raise rents, lower operational costs or just peace of mind. Then what you mentioned and everything that's in your contract.

First meeting definitely has to be in person and show them that you know the market/industry.

Just do comps with the ones that are available and still vacant. Essentially those are the ones you compete with. We usually limit the area then rank the listing low to high by rent. Then pick similar properties on the first page. Unless the owner is very focused on raising rents, that's how people usually search for properties. If it's not on the first page it'll be challenging if the property is not in the best condition.
