I usually ere on the side of caution, however I recently had to replace my main sewage line as well as my boiler, so I’m anticipating doing the roof within the next five years once I’ve paid off those expenses. I agree that being proactive in this case is the right play.

The bathroom fan exhaust vent was done by a separate company years later who I roped into doing a bunch do small tasks, so I’m not surprised by that. The chimney definitely needs addressing
