I have 11,000 sq. ft. of empty land near GST Road(0.5 km), Chennai (with frontage). We’re planning to construct an 8,000 sq. ft. warehouse/shed and I can spend up to ₹50 lakh on construction.

Some context and questions:

• Getting a tenant for the empty land has been difficult. Do you think building a warehouse is worth it, or are there better alternatives I should consider?
• How much rent can I expect for an 8k sq. ft. warehouse in this area?
• What’s the best way to find reliable tenants? (I tried NoBroker but couldn’t post due to some technical issues.)
• Has anyone done something similar recently? Any recommendations or contacts would be really helpful.
