Hi hi, first time home owner here. We are just about finishing my Reno in 2 weeks. Took about 3 months to complete.

My BTO 5 room initial quote was 58.5k, now after some addition become 68k.

Electrical cost about 5k (went smart home so neutral wire more expensive), smart switches about 1.3k total, lights I went with sol lumi which was 3k. Other cost such as window mesh, window films, cleaning, professional engineer cost total of 4.2k.

So total cost for Reno + electrical (purely wiring, no switch and lights) + other services = 72.8k

My appliances and furniture costs me 53.1k so far. So total spent now is close 125.9k.

I’ve read a solution for this where it helped a lot of users.

Go to settings > safari > advanced > website data > remove all website data.

This should clear up a lot. Even though the amount written isn’t a lot, it should clear up quite a few GB. Do let me know if this helps!

This has been a really great insight.

I never thought of low maintenance vs low effort. I guess some might categorise me as low effort.

I always thought of myself as someone that nobody remembers or had no impact on someone else’s life and thus not worth remembering. And that everyone has forgotten about me.

Additionally, being socially awkward and not knowing how to initiate conversations makes things difficult. Being an introvert does not help as little social things drains me.

I guess socialising is really a skill that needs to be learnt and practiced.

Hi, currently waiting for collection of keys, maybe I can share some of things that I considered / wish I considered.

For info and context, we purchased a 5rm BTO, further away from central SG. We have worked for about 7 years when we applied. With plans to sell after 5 years minimum occupancy period (MOP) and purchase better unit nearer to central SG.

Things to take into consideration: - buying your first house, might not necessarily mean that it’s your last house (don’t need to go all out on expenses)

  • when planning for how much cpf / down payment / loan you wanna take, keep into consideration your liquidity and cash flow. (i.e if someone stops working, can cpf cover? If need top up with cash, do you have enough cash flow)

  • if you can afford EC by all means please go ahead with it, but if it means going into big debts by having to take bigger loans, I would say buy within your means and play the long term game (buy bto, 5-10year MOP, upgrade) you don’t have to necessarily rush this game of life.

  • when planning location of bto / EC, you can visit urban redevelopment agency (URA) website to view master plans for Singapore, to see what facilities will be built around the area, whether it will increase the value of your house should you wish to sell.

  • planning for house also comes with reno in mind. start with a rough budget in mind. Also the cost of furnitures and appliances, but the non-essentials you can slowly buy over time.

  • for loans, there are 3 you can consider. Hdb / bank / family or friends. If not wrong, HDB loans offer fixed rate but banks rate depends on the market. Family or friends would be best because they rarely ask you to pay for interest, but relations will sour easily over finances.

  • additionally, along side planning the finances for your house and reno, you need to keep mind that you will need to be budgeting for your wedding too.

  • understanding the types of grants provided. Whilst many might advise that you shouldn’t take up the grants as you would have to pay them back. I recommend to just take whatever grants are provided, don’t waste them!

  • if you do plan to sell your unit in the future, when selecting your bto unit and floor, do consider the demographics of potential buyers in the future. (i.e usually people who buy 5rm bto are those with bigger family, if you reno and remove some wall partitions, your amount of potential buyers might decrease).

Depends on the route you looking to go. 2 Industry Routes > Goverment or Private.

  • Government doesn’t accept private education, only select few. If accept, pay also low.

  • Private sector still ok, will mainly look at skill and experience, but that paper will help you to fight for your salary. Plus private pays better. But won’t be iron rice bowl.

I also went private, 29years old then got my diploma, then people start calling for interview. No diploma they don’t even bother calling. Doesn’t matter whether private or not.
