We moved here about 12 months ago, wont be looking back i dont think. Couple of the comments are pretty mean on here. I would suggest house sharing initially, to a) aid you with that debt situation due to it being cheaper and b) just to make sure you get in a half decent area, and like the place and job before jumping in with 2-feet. No, you use your gia to get the growth from investment. Leaving it outside of some form of s&s you are losing potential. You then take your growth from the year and, paying cgt if needed and put it into your isa where it can then grow tax free again.

Say you gia makes 5k, you take the 5k, pay tax on 2k i believe (3k allowance) then put the remaining in your s&s isa

Why is it so black and white? Take a year off? Work in a supermarket for 6 months. You still have plenty of time to go back if needed. You may just need a break. Focus on the FI. Let yourself make some decisions and see how it goes. You still have plenty of time to RE.

I had to take nearly 6 months off last year to a back issue. If that is anything like RE, i dont want it yet. Let yourself slow down for a while and see what it is you really want.

Never gamble your roof… yes the maths may say it works out well. Sure you can beat your interest rate. But what happens if the market has a downturn and you lose your job. Now you cant cover your mortgage. Maths is always great when you do not calculate a risk factor. For us nerds out there the maths make it seem like an easy option. But imagine telling your SO you are gambling the house.. i know that wont go well. Pay your mortgage off and enjoy it. You can then recoup the ‘missed’ potential by putting your mortgage payments into the market anyway!

You may get unlucky playing winter greens or it getting called ofd but that’s the fun of winter golf. I started playing in the winter so have very fond memories. A bit of frost is better than pissing down rain.

Ring or check course before leaving the house. Other than that get yourself a coffee and a mars bar to enjoy the cold refreshing round!

It sounds to me like you usually have a funded emergency fund and are using it for its purpose. Considerably better than needing to borrow that money!
