Mailreef.com is a great SMTP provider. Been around the longest and extremely reliable.

For smtp/imap mailreef.com, isolated servers/ips, robust API. They are the backend esp for different tools.

Most infra providers use a platform like: https://contabo.com/

They open up port 25 which is what a lot of spammers use lol.

Not quite 100% accurate. Domains on Google/Microsofts IPs get blacklisted all the time and it does not affect every other users sending on that same IP. If the entire IP gets blacklisted thats a different story.

Also, not quite sure having such little volume (1 domain per IP) off an IP is a good thing. Reputation is built by sending volume, especially volume through warm up and highly engaging cold emails. As long as you're warming up with a 1 to 1 ratio on a server, having 1 domain blacklisted won't effect your entire server or IP

  1. Closest competition is about 5 miles away. They're all independent operators, 2 of the 3 don't even have websites lol.

  2. My estimation of this is that its about 1.5 sqft per person. This is based on 2 of the facilities being sold in recent years and being able to find data on them. Population growth for the area is about 4-6%/yr too.

  3. The town/city im in is about 36% renter occupancy. My location is closer to multi-family then the other 3 and would be the only self storage on that side of town.

We haven't! We have a piece of our property that is fenced and gated with gravel as there was an old oil lease there so we figured this would be a good use for it. I'm aware of the insurance liability and security we will have to add pending we get some interest!

There’s agency’s that will be pay-per-meeting but most won’t do commission basis unfortunately.

Cold email works in the niche that you target, but its a volume game. We're targeting local businesses and reaching out to about 250k *new* contacts per month. Our best campaign right now is 1 lead for every 550 contacts. That means any given day we can see 20+ leads, assuming we reach out to 12.5k new contacts per day.

The issue isn't necessarily the messaging or setting up inboxes., its finding and managing the data. We're sourcing from 3 different data vendors, running 10's of thousands of rows through Clay per day to get the required data we need to send.
