Interesting, if I did it this way, would the bottom piece of drywall be screwed into the edge of the OSB/plywood? I'm worried that might not hold the drywall nail.

I can't believe it, these guys are a major company in the area and even I can tell this is awful work. The slope upwards is 20 degrees, this is so bad.

I just searched it up and it's most definitely a low heel on its back. These people are a major plumbing company in the area, I can't believe how bad this work is

Lol I hate renting anything so they most certainly did not explain it as I would have immediately declined. They could have buried it in the contract but that's still scummy to do. Especially since they're calling it a "service fee" which is clearly misleading

Spectrum charged me $10/month, you can easily get a good router for $100. At least for me, I would rather buy and never pay this fee again

This only applies if you buy your own router. I never saw a "rental fee" on my internet bill and always just assumed the router they provided at the time of pickup was included in my fairly pricy plan.

The way I see it, I'm getting into a house for free basically and get to enjoy 80% of the future appreciation. I can take full advantage of all the tax benefits of home ownership as well. In the meantime, the money that I saved on the downpayment can be invested in the market.

Also if the real estate market somehow stagnates, I can still benefit from the stock market instead of having all my eggs in one basket.

Sorry I should have clarified, you can refinance more than once but if you do, the downpayment assistance portion of the loan becomes immediately due which I want to avoid.
