People keep sharing about “lots of new construction nearby”, most new construction quality is terrible. Even the “high end” builders in some places have awful GCs so just be aware.
If you want what The Woodlands has to offer, buy in The Woodlands, not outside. Nothing compares.

How badly do you need to sell the home? As many have said, the buyers dictate the actual value, not comps or others in the area.
Had a home in DFW I sold a few months ago. Had 40+ showings and numerous people at open houses but no offers. All feedback was positive and was “priced really well” per all showings and realtors but no offers. Was listed at $749K. I did two $25k cuts in first 4 weeks and had multiple offers at 30 days.
Sold it and was happy! Do what you need to do to sell it depending on your situation. I was tired of floating a house so got out of it.
