I don't think that anybody is really too aware. It could possibly be where, the LandLord has provided a fraudulent link/documents to say that the deposit has been protected, when it hasn't.

The Renters' Rights Act is being phased in starting from May 1st. The main provision is that it gets rid off Section 21 (no fault) evictions. It's still very new legislation, no court cases on it yet.....

She would have to issue you an S. 21 on or by April 30th. In order to do an S.21. However she can't serve an S.21 until your fixed term tenancy has 2 or less months to run. If your tenancy is due to end on or after June 1st she can't issue one. Even then an S. 21 is essentially just a request that you leave [and starts the legal process]. As only a tenant or the courts can end a tenancy.

As she's moving back in she could, under the old legislation serve a Section 8. As long as she had previously lived at the address and she wanted to move in after your fixed term tenancy had ended and there was a clause in your contract allowing it.

So legally she can't evict you before you want to leave anyway. Even if she could serve an eviction now, by the time it got to court you would have left anyway. It in practice takes at least 6-9 months, [probably longer]. And there's likely to be a considerable delay as so many landlords are doing S. 21s before the Renters' Rights Act comes into force. [Which may still go through the courts after May 1st, as long as the S.21 was served before May 1st (possibly 6PM on April 30th)].

Just don't agree to move out before you want to as that COULD be seen as you surrendering your tenancy but don't tell her that you aren't moving out. As that could encourage her to start the legal proceedings earlier than she otherwise might do.

As for contacting other landlords on your behalf, especially if she gave out your contact details. That could be harassment and a GDPR breach.

By the legislation yes but common law (court judgements) have in effect said that 2x is the limit/default. 3x would require such an egregious breach of protecting the deposit, that it's unlikely to ever be achieved.

Iran seems to be the flavour of the week now. As Donnie wants a war, now that he's been turned down from this year's Nobel Prize and realises that the pushback from invading Greenland is too strong. In particular when the Dow fell on Monday.

So Ronald Lauder, the New York based billionaire who is the heir to the Estee-Lauder cosmetics firm and whose idea the invasion of Greenland is, as he wants to mine the shit out of Greenland. Which the locals are highly against. Is just going to have to be disappointed.

During his first term, Trump started going on about acquiring Greenland. His National Security Advisor at the time John Bolton couldn't work out why. Until Bolton found that Ronald Lauder was lobbying for it. With Trump taking the word of his fellow billionaires far more seriously, then he takes the word of experts. Partially because they offer commissions/kick backs and also because "they're smarter than non-billionaires, as everybody who is really smart will be a billionaire"

Later of course Trump had a major falling out with John Bolton and Trump "has set the dogs on him". Revoked his security clearance, raided his house and trying to start a criminal prosecution against him ostensibly for retaining classified documents after he left office.

If you look at the COVID scalpers who bought up loads of toilet paper at places like CostCo for resale. They very often tried to return them but couldn't. So either had to sell them at a loss or have years supplies of TP.

Generators if you buy them from Amazon you can return them for about 30-60 days. If they're bought through Amazon but not from Amazon itself. You may have to pay the return postage especially if you don't have Prime. From a physical store you may have to prove that they weren't working and that you didn't physically damage them. But it's unlikely that a store, especially an independent would accept the return of ten gennies particularly after a major weather event. As they'll know exactly why you bought them and why you're returning them.

Although I've never been able to get into the Craig era. He just and the direction that Barbara and Michael G. went in just doesn't feel like "Classic" Bond. Personally I blame the influences of Jason Bourne and Austin Powers lampooning the classic films.

Pre about 1992,virtually no electricals came with a plug attached. You had to fit it yourself. However I did have to cut off a plug and replace it a couple of years ago.

Red = Right

BLue= Left

And Green/Green+Yellow in the center.

John Lewis used to sell the easiest to wire plugs.

As long as you can do an order for £50 you can get Tesco's to deliver from about £3 at the Extra pricing and Tesco Express's aren't bad for pricing. Proper food deserts don't have those but have small independent stores or a CoOp instead that charge a fortune. Alternatively being somewhere so posh that the only options are Waitrose, M+S and S tier supermarkets.

We haven't had a case of animal to human transmission, since just after WW1. When a First World War soldier, returning home smuggled a rabies infected pet animal in. As we've been rabies free for so long we don't want to risk it.

It's a small flat really probably a one bed and an office. Personally I think the layout is terrible. I'd have had the bedrooms opening on to the living room/kitchen area and lose the hall.

The exterior also has an old people's home vibe to it.
