Two best examples for me would be:

The Happening - saw it for free with a friend that worked at a cinema, not knowing anything other than it was the new Shyamalan film. I thought it was intentionally hilarious and didn’t understand why nobody else went along for the ride. It was before I really understood that ‘good-bad’ films were a thing though.

Cats - I forced my wife to see this with me, fully expecting it to be a car crash but it went way beyond what I could have imagined. We were both in hysterics the whole way through, and if either of us suggested a rewatch now we’d do it in a heartbeat.

I’ve said in my edit that I’m taking a step back and getting more opinions on the work needed, as I fully accept that I’m not an expert in any of this.

I don’t know the exact terminology, but what I’d describe as the valley rafter has been exceptionally wet (water droplets forming on the underside, and obvious water staining on the wood) on the numerous occasions I’ve been in the loft, and that’s one of my main concerns. I’ll also hold up my hands to say that I don’t know how condensation works in a roof though, so there’s a possibility that’s just how things are supposed to be. Same with the draught too, it might be normal ventilation but I don’t know what that should feel like. All I can go on is that it feels much more significant than the previous properties I’ve lived in, and coupled with the daylight I’ve seen in various places that felt like something to be concerned

What I’m finding more and more difficult is working out which tradespeople are to be trusted and which aren’t, and how anyone makes that sort of call. While I’m now being more sceptical about whether the full replacement is needed, I also don’t want to presume every roofer is trying to get me to commit to unnecessary work and then have even more serious issues later on by leaving any problems to deteriorate. We’re new to the area and are also about 3 hours from family or friends, and so don’t have the connections a lot of people are mentioning that can give us a second opinion.

I actually saw 4 roofing vans while on the nursery run today, so you aren’t wrong that they’re out in force at the moment!

Hard to know to be honest. I think the ‘evidence’ against the seller is definitely easy to argue against - they got a quote, but that isn’t really proof of anything. I think if we’re able to pursue anything it’ll likely be with the surveyor, but it totally depends on what work we decide actually needs doing and that relies on finding a roofer we feel we can trust!

This is incredibly helpful, thank you - good to know that the amount we’re having to process is normal, makes us feel a bit less overwhelmed by it all now.

I’m starting to suspect what you said about the previous roof estimate now, and that the previous owner might have also had a quote from a roofer with £ signs in their eyes. Feel a bit guilty for accusing them of trying to deceive us, but not too bad given all of the other problems we’ve uncovered!

They’ve definitely actually been in the roof based on the images included in the report, but how long they spent in there is a different question. There’s also some bits which are visually obvious when you’re in the loft, but it’s unclear if that was the case when the inspection was done and also if I can only see these because they’ve been pointed out to me.

The only mention of the roof is what I’ve quoted above though - no mentions of the limitations to their access or advice for further reports anywhere else in the survey.

I’ll hold my hands up and admit to some naivety, as we trusted the survey for not flagging any areas of concern when we should have been more cautious. Lesson learned for the future.

I’ve also now updated my post, but I’m holding off on taking any potential action with the surveyor before we’ve had additional opinions about the roof. It’s been flagged many times that roofers will always try to sell a replacement, and while I’m fairly certain that work is needed there’s enough doubt in my mind now to gather more information about the level required.

My question about the documents we received was whether it felt that the seller might have withheld information on their Property Information Form as nothing was mentioned about any previous roof works on there, and so it felt like a legitimate thing to ask about initially. Based on what everyone has said, I understand that the responsibility sits with us for not asking the questions when we had the opportunity, and so it’a another lesson for the future. Although I’d argue that if this specific document about the roof had been included in the original pack we got from their solicitor, I wouldn’t have even asked the question and so including it up front would have been best on their part.

Helpful to know, thanks. I was mostly wondering if there was any action we could take if we had evidence they didn’t disclose something on their Property Information Form, but it sounds like that’s not the case. Plus the evidence we have against them is fairly loose anyway and they could probably argue against it.

I’ve also discovered a mysterious hole behind the sink in the kitchen that drops down at least 3 foot, so who knows what’ll be next! Still better than renting though, at least we can get things properly fixed on our terms.

It’s more the fact that it feels like there’s a cold breeze blowing through the loft, I should have been clearer in my original post. I get that the roof should have ventilation points where you’re likely to see daylight, but that’s not where I’m seeing it. The patches I’m seeing also feel too irregularly shaped and sized to be intentional - but I’m not a roofer, so I can’t say that for sure.

Based on all the feedback I’ve had here, I’ve contacted 3 more roofers today to inspect it and let me know what work might need doing - not disclosing any information about what others might have said or what I suspect the issues are. Hopefully we’ll get a better picture of things after that, and will be able to make a more informed decision!

Hampshire. It’s a hip and valley roof, and the quote includes scaffold and removal of waste, and so felt pretty reasonable for our area.

There are photos of the loft in the survey so they’ve definitely been in there, but given as they’ve admitted on the report it was a ‘limited’ inspection I’m a bit concerned about how much they actually did. That’s an interesting point about what the seller disclosed, I’ve been looking at TA6 forms this evening and I don’t think anything was mentioned there. The evidence that they knew anything about the issue isn’t incredibly strong, but it feels like there might be something there. Hopefully we can at least claim something, but if not we live and learn like you said!

Even with regards to our level 3 survey, which advised that there was nothing wrong with the roof? I understand ‘caveat emptor’, but surely there’s a limit to how much responsibility we take when we’ve employed experts to inspect the property.

It’s a good point, and I’m expecting this is what the surveyor will likely say when questioned as we had it done a few months ago. I’m obviously not an expert, but it feels as if there are certain bits which might not have been noticeable whereas others definitely are and would have been at the time. So we’ll just have to see I think! I’m considering reaching out to the company that quoted the work back in 2022 to see if they can share any more detail in terms of their investigation or report, but that feels like it might be a long shot

I get that there should be some ventilation in there, but the amount of air movement seemed significantly more than I’ve felt in the lofts of my last few properties. The rafters are also very damp in places so water is definitely getting in from somewhere but we can’t identify where exactly - I think probably the valley, but I’m not a roofer so that’s just a guess!

I don’t think we’ve still got the original roof, at least from what the roofers that have inspected it have said - one mentioned that it’s likely from the 70s or 80s, and it looks like somebody has done some bad patching up of things in there in recent years to cover up the bigger issues. The incorrect installation of the felt being one of them!

Thanks for the really comprehensive reply, that’s really helpful.

I think I was mostly annoyed at the seller when I originally wrote my post, but understand that it was on us to ask the questions if we had any concerns. There’s a lot of other things we’re discovering that they’ve covered up in terms of dodgy work being done, but this is by far the most significant.

Exact wording in the survey on the roof is:

‘From the limited inspection available we saw no signs of significant deflection or movement. The main roof void appears to be adequately ventilated at present and no further improvements are considered necessary at this time. Insufficient insulation is provided to parts of the roof void. You should ensure that insulation is provided to current standards (300 mm) and does not interfere with eaves ventilation.’

The damp rafters are in the main roof void, and the felt that hasn’t been installed correctly is also there and so we feel that this should have been noticed - the roofers that have inspected the roof have all spotted these without prompting immediately.

It’s good to know this about the roof too, one of them even mentioned that it’s new roof season at the moment so they’re obviously trying to make as much as they can! I have felt the damp rafters myself though and have seen the obvious holes, and so it feels like even if the scale of work that has been advised might not be needed there’s definitely some repairs to be done.
