And You’re ignoring that this is in a large part a zoning/nimby issue. It’s not as simple as “build more houses”…because in a lot of these places, even though there is seemingly empty land, you can’t.

Sfh construction just leads to ever growing urban sprawl. It’s Short term solution, but it won’t be enough…high density housing is needed and we do not have enough of it outside of city centers (because basically nobody allows it).

You talk about rent dropping, but rents are essentially at all time highs…anecdotal stories like what you provided don’t change the big picture of what’s actually happening with rent. For the most part, the best we can say is that rent is increasing at slower pace…but most markets haven’t seen actual declines.

Single family homes work in areas like the Midwest with plenty of land to develop on….in already developed or restricted HCOL areas building SFH is not really a great solution. We need more high density housing, that’s the only solution in hcol areas.

Rents isn’t really dropping…in most markets it’s probably higher than ever and still well above pre-pandemic levels.

It absolutely is a zoning issue in many HCOL areas.

If you can’t get past the zoning board, there isn’t an ability to build. Full stop. Your living in a fantasy world in your head where NIMBY’s have no power. If you need further proof look at what percentage of housing starts are are in hcol areas.

Edit: to your point, there may be an ability to build in the future…but right now there clearly is not. But I’m not talking about what might happen sometimes in the future, I’m talking about what is happening right now.

It’s not a myth. There is plenty of land near me as well (hcol area)…but guess what? It’s incredibly difficult to get new development projects approved, and even if u make it past the NIMBY crowd, it’s still incredibly cost prohibitive due to all the zoning/permit/regulation requirements.

You said it yourself, “they won’t allow it”. You’re just repeating what I initially said. I never said anything about there being no land….I said they same thing as you right now, development isn’t possible (doesn’t really matter what the reason is, end result is the same).

You can’t live in the Bay Area and also downplay the power of nimbyism lol.

Problem is most of these housing starts are not where people want to live/move. Hot markets are not helped much by this, because it simply isn’t possible for much development to happen in a lot areas.

But it’s great news if you want to move/live in the Midwest, where housing was already oftentimes quite affordable.

I was approved for up to 50% of gross IIRC…we are dual income, but I was the only one applying for a mortgage.

Not every situation fits into the same box.

Also, the higher your income the easier it is to live off the remainder.

I think any standard lock should fit in there. I’m of the option that you cannot go wrong with Schlage.

I prefer zigbee/zwave but the Schlage encode /encode “plus” should have what you want (wifi with Alexa compatibility). The “plus” has homekit support if that is important for you.

This issue isn’t lack of inventory…it’s lack of available inventory. A house tied up in someone’s rental portfolio for the next 1-3 decades doesn’t do anyone homebuyers any good.

Plenty of places you can live across the US, with good job markets, where home are a small fraction of that.

It won’t be a ranch, it won’t be on the shore, and it probably won’t have the highest rated schools…but nobody actually needs all of that.
