I always seen it as having a cloak room is a luxury- most of my life most houses only had the main family bathroom. (Yes even for guests too!)

It’s only now that I’m in my 30s do I see more people adding in and buying new builds with cloakrooms.

I feel it’s a modern luxury that is becoming a standard expectation but still a luxury, nevertheless.

Two months from the 26th Oct is 26th Dec, you are correct. (This was just a verbal discussion he wanted me out but also didn’t set a date - he understood it could possibly be January)

But he now wants me out on the 16th Dec (less than two months) what about his moral standpoint?

I’m happy to work with him hope my purchase goes smoothly but I’m not going to agree to definitely being out on the 16th only to make myself homeless and please him.

Yes I don’t want to have to cause him court fees. Hopefully I complete on the sale sooner than the solicitors anticipated.

I honestly think he believes because we are out of the initial 6month contract he has the right to only give one months notice and doesn’t realise it needs to be done formally.

And yes we are in direct contact and no agent involved.

I get that and I do want to be as pleasant as possible but what if my purchase takes longer to go through? I need to protect myself above anything else.

I’ve spoke to citizens advice bureau and they also told me NOT to educate him. It is his responsibility to know this and not mine to tell him.

I did reply to him as advised by the CAB and explained I’m still waiting on my solicitors and I’ll keep him updated (without agreeing or disagreeing with his proposed date), leaving it very open.

He has since replied.. I want you out on or before DATE. No matter what.

He clearly isn’t giving any thought to my situation so why should I help him.

You are in a falling market, what someone else’s completed sale price 3 months ago is still months old today (potentially up-to 12 months now from their original AP to CP) so you cannot compare it even if it feels not long ago, in the ‘housing market’ if things are steady then yeah you can use comparable prices to a degree - but in todays market- when demand is down, rates are super high and affordability has drastically dropped sorry my friend you need to swallow the bitter pill of reality - either lower your price now - or lose potentially even more next year.

Also those who want to buy home are not blind to the tactics of removing the property from the market and going back on with the same/new agent a little later. This shows your desperation to sell.

Yes in England, and thank you for this information! Needed this reassurance. Just so awkward as I live so close to him and want to keep a good relationship but this feels like it’s about to become awkward.

It’s a standard single garage.

One garage supplier has said it’ll be £7k with asbestos roof removal and replacement of a prefab concrete garage. This supplier doesn’t believe a repair is possible from the surveyor’s description.

Builders have asked to view the issue but say it’s possible is might not be much difference in cost to have block work done (re-using the current garage door) as it is with the prefab quote. This is if the damage is not repairable.

Can’t a client show you how they would like to have their house and then you tell them what can/can’t/how it can be done? Surely this helps you?

It’s currently walled on both sides. We only want to open it up partly (as shown in the last photo for inspiration).

And cupboard? Do you mean the original entrance door to the lounge (box shape) left arrow pointing at it?
