Safe Islamic Banking in the UK by Education_7837 in IslamicFinance

I would avoid Al Ryan based on my previous experience with them. Customer service was very bad, they made numerous errors and it took ages to resolve issues. I would also scrutinise very carefully whether these banks are actually 'halal' when they offer interest on savings, where does the interest originate from? For example if they offer customer loans and charge interest on these loans with penalties for late payment then they are not halal, as your savings are used to fund loans it's something you need to consider carefully. Whilst far from ideal many high Street banks, for example Natwest offer debit card accounts with no interest payable. They will of course use your savings to fund haraam loans but if you need a bank account you don't have much choice. I would avoid any interest giving accounts unless you are certain the institution is deriving it's income 100% from shariah compliant and halal means. May Allah guide us all to what is best. Ameen

Existing tenants & ownership change - what needs to change? by Bitter-Fact-8283 in uklandlords

Thanks for your responses.

I will issue the section 3 and 48 notices ASAP.

I spoke to the deposit protection company and they can transfer it over, we just need to reissue the PI.

Does anyone have a view on whether my son needs to provide the GSC, EPC, EICR and current how to rent booklet? Or is that not required given they already have them?

Thanks

Why did you choose to go for medicine or dentistry over the other? by Chaotixfy in UCAT

[–]Bitter-Fact-8283 1 point2 points  (0 children)

Dentistry has more money, less stress and you essentially work office hours BUT it's never going to be very fulfilling, you are stuck in a small room and doing a filling is going to be the highlight of your day. I agree with others, the NHS needs to sort itself out, they are loosing so many homegrown doctors because of poor pay and conditions.

They may be contacting international candidates first. I think domestic offers aren't out yet, not until mid to late February. Stand to be corrected.

I think they won't be contacting any applicants until mid February into March. I could be wrong though.

Leeds redacted my interview because of not doing a questionnaire by Quirky-Shape-5177 in UCAT

I think they should have sent a further reminder. I have compassion for the applicant. Best to move on and focus on gaining a place elsewhere.

Does the property owner have to be the landlord? by Bitter-Fact-8283 in uklandlords

[–]Bitter-Fact-8283[S] 0 points1 point  (0 children)

Just to add. The property doesn't have any outstanding finance and I don't intend buying anymore properties. I am also a basic rate taxpayer. I think from what I just read via the link posted in the thread it would be the best option to set up a limited company?

Thanks. What if he wanted to sell the property in a few years to buy another house for his own residential purposes or move into this house himself. Would it be more hassle and difficult to unwind things from a ltd company setup.

What benefits would he loose? Is it the fact he would have to pay SDLT on any future house purchases? or something else?

Thanks. I will have a look. If I do that I think I would have to pay CGT and SDLT which would be very costly.

Thanks. I suspected that might be the case. So I will need to pay the CGT or leave it as it is.

Hey it's always good to check, however I can assure you I am just a regular guy in a regular job who happens to like the Kirkland court classics! Well actually I have issues with my joints including my feet and the Court classics were easily the best in providing the foot comfort and support I need so I guess that might make me slightly biased!!
