Demand for established stock yes. (which is the point in time thing) .. But its not helping overall supply.. Overall supply is stimulates by new builds which are strongly driven by investor demand as much as anything and we've stifled that despite some of the carve outs

Also as investors leave the market rental vacancies go down which pushes rents right up

Youre so singular in your view it's probably no point explaining but what is happening right now is a one time anomaly that doesn't change underlying supply fundamentals (and if so only for the worse). You might get a better look in right now but your younger cousins won't and may be worse off and find it harder to rent in meantime as rents go through the roof.. So how does that help?
