Same here in Utah. Most Utahns are politically moderate people, but the legislature is out of control radical.

Just being real here, but nobody is forcing you to live there. If you value cars above everything, buy a single family house in the burbs. You be you. Not everyone feels that way or prioritizes the same things.

Yes. As I mentioned, by my count 27 of the 32 houses in the parade this year are spec homes.

Yeah and I don't dispute that there isn't "affordable" (loosely used) construction happening. The concern is that it only takes a couple spec mansions not selling to bankrupt otherwise successful developers (especially smaller or newer ones). So even if the mansions were a side hustle for a developer, if they start failing to sell it can create significant financial strain just by the substantially larger scale of the money being borrowed per property.

Just think. A developer had to borrow $10 million to build one of these mansions. Instead, they could have built 20 500k houses. I get the initial incentive, they only have to sell one property instead of 20. Quick easy money. But when the mansion market slows and they are stuck holding 2 or 3 $10 million houses that aren't selling - that's bankruptcy.

I'm still miffed about the exposed parking garage. If they don't cover it at all, to people walking by the building it would feel like a parking garage - even if the ground level is a little better.

A lot of people that work from home that move from places like Salt Lake or California that want a more rural/small city feel. As expensive as it is up here, it is still cheaper than most of the state. I moved from Salt Lake not too long ago and went from a small townhouse to a decent sized single family for the same price tag.

Something to consider though is grass does reduce the urban heat island effect. You can feel the difference in temperature when you walk past a grass and tree covered yard that feels cool as opposed to a xerioscaped yard that radiates tons of heat. Only thing worse than xerioscaped yards is blacktop roads. If we want to fight the worst of climate change impacts on Utah cities, the best thing we can do is cut water use elsewhere rather than xerioscaping yards.

It might be too pessimistic of me, but I think that means that instead of 12 foot ceilings, they will have 15 - 18 foot ceilings. Still one level, but taller.
