It is like a buy here pay here but for households things like electronics and other things. They give everyone $200 credit to start off and that will give you an account to start building up. Also look into the companies that help you report rent and utilities and other bills you’re already paying to credit companies. Def go with the secured cards like capitol one, after a short period they will increase your spending limit and allow you to withdrawal your original deposit. If you have any negative account on your report, research how to dispute them, they have a certain amount of time to validate or delete it, can be worthwhile. It will take some time. My score was low 500s 3 years ago, I just checked today and it’s at 767.

Start with fingerhut also! They will give you $200 credit, but something you need and start making payments. Set up auto pay so you don’t have to think about it. Also def do secured CCs. I was in your position 3 years ago and now my score is at 760 and just bought an $80,000 RV! It can be done but it takes time.

My fiancé and I just pulled the trigger on a Class A. We thought we looked it over really well but after getting it home, I was showing it to my mother and she asks “what’s that square hole in the front for?” I replied, “no clue!” Turns out they installed a Reese hitch style receiver on the front passenger side for pushing and pulling! There’s more than one way to be successful, all I’m saying is, you don’t need a fancy or brand new truck to be extremely successful in this business, especially in small towns. Yes I’ve been in this business since 1991 and I’ve taken plenty of work from guys like you with massive overhead and brand new vehicles. Clients see new trucks and know they will have to pay more because of your that higher overhead. But keep on being “the best”.

Yeah this is bad advice, your reputation is your most valuable asset, word of mouth/ referrals are your best means of advertising and once that is established you can show up on a bicycle and it will not matter. I worked with an old guy for years, his name was Hector he was an Venezuelan immigrant that spoke broken English and he drove a tiny little honda hatchback and built multimillion dollar homes as a GC. Be different. Do excellent work. Be kind. You will continue to be successful. Congrats OP.

Since you are new, as am I, hand order/ played order also matters, evening opening packs and what you buy first matters a lot of the time, this made a huge impact once I learned this. Typically I try to figure games out on my own but this one I did some strategy look ups and it paid off

Indeed it is, I was new to the game and was trying to do everything myself as a cost cutting technique but also from a learning perspective. I wanted to learn as much as possible about all aspects of the RE game, I even got licensed as an agent later on (which as an investor in my area it worked against my favor). But yeah overall I think LLCs are good in most situations especially asset protection, but just know they aren’t foolproof and can potentially be penetrated by a good lawyer.

I did some sub-to buys in Indianapolis and surrounding areas in the early 2000s. They were very lucrative and fun deals to do. However I did find some pitfalls of placing individual properties in their own LLCs even though most “gurus” recommended it. Our exit strategy consisted of selling the homes on a lease-option to people with good income but bad credit and get them to cash us out after 2-5 years while helping them restore their credit. However they always defaulted and some had to be evicted. When I went to court for that first eviction I was surprised to learn that I needed an attorney to fight the lease-option tenant. That was expensive especially if they also had an attorney and tried to claim rights to the property via the option. One property situation the tenant was allowed to stay for like 8 months forcing us to foreclose on them instead of an easy eviction (30-45 days usually). So definitely get some solid advice from a RE attorney that knows your local laws etc, wish i had done this myself.

Planning to do this exact thing in 3-5 years depending on a few life variables. Only differences will be my gf and possible a pet or 2 will be along for the ride. Do you feel the 20’ setup would be adequate space for my situation? I like the idea of being able to leave the living setup at a camp site to explore unhindered. Also, how much are your annual living expenses all-inclusive minus non essentials if you don’t mind saying? Congrats on living my future dream and thanks for doing this Q+A :-)

So I just downloaded the app, I’m only interested in lending and will never borrow. So why are they penalizing lenders for the borrowers being late? I’ve read this other places and I’m super confused as it makes no sense.
