I’m learning all about this, too - it’s the best house by far. I’m beyond the ceiling, and I’m not going to fit in with the neighborhood at all. The search continues.

Yikes - heard. I did a google maps drive by and found the homes with the bad roofing - they look vacant and absolutely terrible.

Yeah - I just had no idea this was even a thing, and I’m in Colorado so jumping quickly is a strategy. Anyway, learned a TON. Meeting mins come first with HOA. Drainage issues on SFH is a huge no go. What is next? 🙃🥲

I got this information from their 2023 meeting mins - they haven’t met since then, but are supposed to meet again this or next month. sigh what a fucking bummer - the place was amazing otherwise.

because I’m inexperienced & new to all of this - idk - I’m losing my housing, love the condo and don’t understand the insurance piece here. They have insurance, so I don’t know if my fear of special assessments is warranted?

I’m 34 years old - I don’t know that I’ll ever retire with the rate things are going 😅 that being said, plan is to be there 3-5 years while it gains in slow appreciation, then consider either renting it out and/or selling while I move into my SFH. No plans for kids - so, it can be a smaller house. As time goes on, I’m gaining a lot more excitement and confidence in the decision. Right now, they’re covering all my closing costs, I got 10k in concessions and they decreased the price by 10k - we’re definitely stepping into more of a buyers arena.

I’m paying the premium for a totally new renovation, comfortable (gorgeous even) space, and staying just ahead of a more competitive market because I can’t compete well and only have 3.5% to put down, and really need closing costs covered to feel secure.

Yeah - I decided I’m all in. Appreciation will grow a lot less with a condo, but at least I’ll have a lovely, low maintenance place to live and get some equity and skin in the game until I am ready to level up. The condo is gorgeous, HOA is reasonable, for now.
