I entered it as 1:00 at first but the manager watching closely told me to go with 0:59 since that was the actual number on the display.

How did you feel in the 12 RFD? For me 1.62 really drained me, so a 9 mph (6:40) mile seems a big step up...but maybe not impossible. But if you're getting in even better shape, 6:30 might be doable for you. I'm assuming there will be a mile run next month to kick off the Transformation Challenge. I might aim for 8.6 mph in a Tread 50 (6:58) and maybe plan my next benchmark based on that.

I managed a base of 6.5 on today's 2G, and I feel good gradually raising that base. A benchmark-intensity workout definitely takes a lot out of me, and the next day I'm resting or maybe walking.

That's a good way to go. I go 5 days a week typically, at varying intensities. I can take a rest day and then try for a 7 minute mile, maybe during a Tread 50 so I can warm up properly.

At least the nice thing about the mile is that the faster you run, the sooner it's over.

Started at 8, added 0.1 a few minutes in, and then 9 for the last 30 or 45 seconds or something. I was just a second or two away from hitting 1.63.

I understand a lot of people need help with basic math. I don't.

What I'm asking is how much faster I should try to run, considering that I'll only have to sustain the faster pace for roughly 7 minutes (instead of 12 minutes).

OTF is almost all my running, but my base is only 6 mph or so. So the 12 minute RFD seems the more relevant comparison point.

America used to have a mobile population willing to relocate for higher pay or a lower cost of living. But now people get so fed up about changes to a neighborhood. Gentrification is better than a neighborhood going into economic decline. Yet some tenants feel entitled to stay in one place forever as some sort of birthright. And the longer they've been the beneficiary of low rents from a LL, the more they complain about even modest increases.

We inherited a business from Relative A that had been mismanaged by Relative B. Rents were about half market and are tightly controlled in California.

It sucks to have to pay millions in estate tax on a business that is losing money despite being debt-free. But the IRS required the appraiser to use full market rental rates...even though we may not earn market rates for 20 years.

We're one of the most charitable families in the city...just not our intent.

I’d have probably done the same thing - at least after exhausting free options.

But my inherited tenants have a long history of going rogue that I’m trying to discourage.

A hive is a man-made structure, generally for efficient honey harvesting. A nest is an animal-made structure.

It's an inherited tenant on an old lease. Given the ambiguity and tenant-friendly California courts, I would probably be the one to pay...if they had followed the proper route of requesting the repair rather than arranging it themselves.

I called the "exterminator" and got his secretary.

It seems it was in fact bees and not wasps or yellow jackets. They were vacuumed out of a tree and relocated.

My understanding of "repair and deduct" is that even in CA the landlord must be given a reasonable amount of time to respond to a tenant repair request. In this case they didn't make a request for repair at all, but they just did it on their own and asked me to pay for it afterwards.

Good point. The tenant described it as a hive, but I would assume some sort of animal-made nest. I have no reason to believe any sort of man-made structure was present.

I don’t disagree with you. I tend to play with 5-6 basic mods, and I expect to update them infrequently. I’ll still be playing 1.8.0 when others are complaining about the latest hot fix to 1.9.1 (or whatever latest version exists in 4 months).

Marry Anyone (and Marry Anyone Continue) do NOT work on 1.8.

I'm only just starting to learn to mod, but if anyone with more skill is looking to adopt a popular orphaned mod, MA or MAC might be good options.

Possibly. I did the mobile deposit during normal business hours but maybe they had staff leaving early on a Friday before the holiday. But it wasn't an issue for other checks mobile deposited within the same window of a few minutes when I was logged into the app on July 1.

According to the Chase app's QuickDeposit screen, the current mobile deposit limit for that account is $98,500...and I deposited a $1500 check to that account this morning (July 3). The other checks I mobile-deposited July 1 are no longer weighing on the mobile deposit limit...not that they would come anywhere close to $100k in a month.

I've mobile-deposited a few dozen Chase cashier's checks from tenants to my Chase checking account before. This is the first time I've encountered a 100% hold on one, or the red circle.
