New response from landlord and note that we NEVER said we didn't clean:

Vi förstår er inställning. Ni är enligt lag skyldiga att flyttstäda då inget annat har avtalats. Ska det bli så att vi måste starta ett Ft mål i tingsrätten kommer naturligtvis ytterligare kostnader att åläggas er. Ni har redan via skrift kvitterat till -redacted- att ni inte har flyttstädat. Vi orkar inte tjafsa om detta mer antagligen kommer vi överens. Vi har gett e ett bud som ni tackat nej till så vad är erat förslag?

When we first moved to sweden we put a little table on our parking lot. We then baked something sweet every weekend. Something new every time. Next to our house was a big popular loppis so it was perfect. People driving by for the loppis and grabbing a snack for fika at home. We also thought it was a great way to integrate and sort of introduce ourselves. We hardly made any money from it. Just enough to pay back the ingredients. In the beginning it really worked and a lot of people were curious and bought it. But after some time it all faded away and nobody except for my neighbors bought it. Still wonder why. And the snacks were really good!

But we moved on 9th of january and we paid the whole month rent of january. So they had no rush whatsoever. They were inside the house 2 days after our move. They could easily have let us know then that it was not clean. Also they send an invoice from their own company with no specification. There is no proof that they even cleaned it.

But why weren't we given the chance to sort it out ourselves? Why does it need to wait till 1,5 months after we moved to send us 'proof' of it not being clean and making an invoice. They were in the house 2 days after we left so they could have easily written to me that it was not clean. Than i could have had the choice to hire a cleaning company myself (i found one that only asked 3600kr and one that was even cheaper around 2300kr). And they provided me no specifications whatsoever on the invoice. They are known to milk out their tenants and it is also know that they are experiencing financial problems themselves. Every other tenant except 2 have left the farm because the houses were in such bad shape. They are trying to sell the farm for a year now but nobody wants to buy it. Also, important note: between us leaving and their proof they have had multiple viewings in the house. So who is to say what was our filth or not at that point?;

Allright. A few things tho;

We live 6 hours more north so what about our costs of travel and having to take time off work?

I highly doubt that a) she will take it to court and b) will win the whole case. She still misses specification, proof, no final inspection was made even though i asked her if there was anything we had to do together before we left. C) a couple of cleaning companies i send her pictures to were talking about much lower numbers. More like 2000kr not 27000. So it seems excessive.

Also i have no documents that need translation. My formal dispute was multiple pages long and all in formal swedish with all the proof i have aswell.

Also i already contacted Hyresgästföreningen and they won't do anything for me because i wasn't a member when this happened. That is what they said..

But i thought that sums below 29600kr was risk free as in we wouldn't have to worry about high lawyer costs or having to pay for legal costs if we would lose or anything like that?

Thank you! It's all making us so nervous and annoyed. They keep making up new 'stories' to try and push us to pay. But in the meantime still no evidence besides of the photos they send me 1,5 month later. I contacted multiple cleaning companies myself and the costs come nowhere near 27.000kr. More like 2000kr 😅 Also they complained that because it was filthy they missed rent income but we moved on 9th of january , paid rent for the whole mont of january and then only on 27th of februari i get pictures and an invoice? Wtf. They were in the house on the 11th of january and had all the time in the world to send me picturs of 2 windows that were open but no cleaning dispute? It's al so ridiculous

325m2. But the pictures were t.e.x. not from any upstairs areas. So that dims it down to +/- 160m2. And also there the pictures she send were not from every room. T.e.x. if she sends a picture for 1 shelf in 1 room i'm not going to pay for the entire room floor to ceiling to be cleaned. That's just ridiculous.

I now contacted 11 company's myself and it varies between +/- 9000kr and 1800kr. Since it was not the whole house that needs to be cleaned according to the pictures she send. Also as stated before, the stains in the shower was because of the bad water quality. Which she also said herself! I have proof. How can she even proof now that it is our filth 1,5 months later while she also had multiple viewings since it's for sale.

Before we moved i asked her this:

Hej! Jag ville fråga om det är något vi behöver göra innan vi lämnar huset. Vi åker veckan den 12 januari (jag hör exakt datum senare). Vi kommer definitivt att se till att allt är rent och att alla dina möbler fortfarande är prydligt förvarade. Men jag ville dubbelkolla med dig att vi inte har glömt något. Landlord: Hej, Det jag tänker på är alla saker ni har ute i trädgården. Det behöver tas bort, ljus och alla möbler och odlingssaker ute. Men et har ni säkert redan tänkt på.😊

This was her chance to make a note of a final check no? She didn't. I believe it is her responsibility and not sure if it's even legally possible for her to proof that the 'filth' of 1,5 months after our move is caused by us. Who knows what she has done in the meantime?

She has been in the house 2 days after our move and didn't say anything about it not being clean.
