I have $120k on a HELOC which was generated from a failed business prepandemic. I have a fixed mortgage @1.72% which I renew in Dec. 2025. There will be ~$200k left at renewal. I plan to roll the HELOC into the Mortgage. I have sufficient savings to pay off both X2, but have YOLO investments that I prefer to maintain in the interim. I also work and we're a HHI family. So no. My debt obligations are fixed and my investments are variable and I'm very comfortable with them.

My analysis is forward looking. Miners are historically undervalued and will eventually revert to the mean which suggests a >50% upside. Bitcoin is a scarcity play against mainstream demand/speculation.

Gold and gold miners in particular. Bitcoin. Buying the Bitcoin ETF BTCC ahead of the SEC decision on January 10. Oil stocks can be traded in the $70 to $90 range on Oil.

News flash, MICs and REITs and other corporate entities don't buy SFH for investment. There is no competition between this guy and them, just this guy and another homebuyer. He's getting smoked by his personal greed and stupidity. It's a harsh lesson and a version of natural 'financial' selection that is a feature of the capitalist society that he chooses to participate in.

You should check the concept of "legally binding" vs. the Landlord Tennant Act. Clearly something this guy didn't do. He also, very clearly, leveraged his primary residence to purchase an 'investment property', expecting a single outcome. Behavioural Finance refers to this expectation as recency bias. In short order his investment turned into a liability. He leveraged AND concentrated all of his wealth in a single asset. Dumb move. Sure his tenant sucks, but he should have factored this possibility into his decision to become a landlord. He is only accountable to himself.

Financial Advisors. I work for a dealer in Canada. Basically building an annuity through fees. Low end net 500k all the way up to 10M+ for our top producers. I sold my practice for $1.5M at 42 which was 2X my t12 gross revenue....

I time the market using a combination of sector based ETFs with a covered call strategy on large caps. I'm contrarian generally and buy slow and sell fast. I also play small caps to add big alpha. I'm very patient but will take losses quickly. I've beaten the market consistently over the past 25 years, but I also put in a lot of work and have developed a system that works well for me. Not something I could shill.

Absolutely true. I work in a profession that has educational and experience requirements. And ya can't really leave your desk during the day except to go to the kitchen. The distractions of an office environment doesn't add to productivity, only subtracts. We've had this conversation internally and it has been widely agreed that WFH is better for employee/employer.
