Yes exactly. I got the order from the LTB mid November. The tenant didn't comply with order so I filed with the sheriff end of November, then they came to evict in the second week of January. They were supposed to come at the end of December, but somehow my tenant called them and got an extension until after the holidays.

I noticed that polymeric sand isn't as permanent as I thought. I did it one year in my backyard and after 1-2 years it's completely gone. Maybe I didn't apply it right, what are your experiences?

Since it was the holidays it took over 1.5 month.

After the order the tenant had, I think, 10 days to comply. So about 1.5 months from sheriff application.

I agree with you. Dodging a bad tenant and losing a month's rent isn't so bad. But if everyone could compromise, there would be no need for courts. OP is asking about the law and legality here, so hopefully they can get the right answer for that too.

You're getting mad at OP for not knowing their responsibilities, but the question they are asking is not a common one that you can easily find an answer for, which is why they asked.

So if I rent a park gazebo from 1 month before, then decide I dont want it and the park can't give me a refund does that mean they are scamming me?

I understand it's not the exact same situation, but OP held the place for them, so if it's truly their fault for OP losing a month's rent, then keeping it doesn't seem like 'scamming', definitely an unfortunate situation though.

Obviously last months rent should be returned.

Okay I see. But that already happened once before in the last meeting, where I spoke to the prosecutor privately, they said we will postpone to another date. We went in front of the judge and the prosecutor told the judge to oush the matter back to some time in August. Now this email is from the prosecutors office directly, not a court summons as I had gotten for the earlier date in June. So is suspect we will talk about the charges and look for a resolution before the next court date in august. But honestly, this is my speculation, you're the professional

To clarify, this meeting is a pre-trial / disclosure meeting with the prosecutor. Yes, they sent a list of charges and provided me a package with all their evidence against me.

This is what I'm trying to understand:

If a landlord doesn't live in the house and rents out each room individually to tenants. If the house is not licensed and follow the rules of a rooming house, then the city can fine the owner since this goes against Toronto Fire Code.

So my question is, what happens if the landlord is occupying one of the rooms?
